While I wanted to earn a high rate of return on my money, I also wanted to be sure that I wasn’t getting into something risky. After all, we work hard to save money and the last thing we want is to invest it in something and lose it. Well, after quite a bit of investigating, I finally found a way to earn an above average rate of return on my money, while at the same time having more than just a piece of paper (like a stock or bond) to back it up.

Let’s face it, we all learned our lessons with the Enron debacle. You can have all the stock experts saying something is safe and a good investment, but the bottom line is that your fate is completely dependent on something you don’t understand at all or have any control over. I mean, how many Enron investors understood energy grids and offshore swaps and all the other complicated stuff those guys were doing?

Private Lending, Joint Ventures & Real Estate Investing Can Offer Both Safety And High Returns


What I discovered is that real estate investing, either as a financial partner with an experienced real estate investor, or private money loans where you loan money to someone who is investing in real estate, and then you secure your loan with the property the real estate investor is buying, can actually offer a high return on your investment, plus the security of a lien on the property that is being purchased.

That way, if the loan can’t be paid back, or if things don’t work out with the real estate investor’s deal, you at least have that property that you can sell and get your money back. You can get additional protection on this type of investment by insisting on title insurance (to ensure that you are covered in the event of any ownership disputes involving the property) and casualty insurance (to ensure that you are covered in the event that something happens to the property like a fire).

Austin's Reputation Gets Another Boost

It’s no secret that Austin was chosen by Money Magazine as the No. 2 Best Big City in their “Best Places to Live” index, and was also picked from almost 400 U.S. cities by Moody’s Economy and was rated #1 for the economic vitality index.

What more could you ask? Well – how about being voted the ‘Greenest City in America’ (chosen by MSN, referring to Austin’s commitment to sustainable living)?

This month, Austin has yet another feather in its cap – an independent company (that is not a realty company!) has confirmed what real estate agents in Austin already knew – this place is still booming!

Austin is ranked as one of ten cities in the U.S. that has less than a one per cent chance of seeing a decline in realty. This will be no surprise to the people of Austin, who have sat back and watched high rise after high rise going up in the downtown Austin area.

This declaration has been stated by an independent company who recently published a chart of major U.S. cities. The cities were ranked according to mortgage risk in each metro real estate market.

The private mortgage insurance company (called PMI) ranked risky and safe cities in the United States for mortgage security. Their chart is completely unbiased, from a real estate point of view.

In fact, the reason it has been drawn up is so that the company does not offer to insure a mortgage on a property that is likely to drop its price. These projected market fluctuations represent their opinion, which is based on their own analysis.

All these excellent votes of confidence point to the fact that Austin – and consequently the realty market in Austin – is really strong and booming. If first time buyers are looking for a strong market and plenty of job prospects, Austin is the place.

The largest retail store yet to be built in the new Mueller development is scheduled to open later this year. Austin Energy’s Green Building Program encourages sustainable design in the city, which this retailer is endeavoring to follow.

The 141,000 square foot Home Depot being built in the Catellus Development Group’s Mueller redevelopment is aiming for the three star rating. It will be the first Home Depot in the area to implement such guidelines.

Austin has been a reliable realty market. It did not really fall prey to the crazy rush of the last two years, neither has it dropped its prices when they all did. Austin home values have kept rising slowly and steadily, and there is a lot of scope for a first time buyer to acquire a modest home.

If you are working on a limited budget, it is a good idea to buy a small (size and price) house at first. At least this way you will have your foot on the bottom rung of the realty ladder. If prices do take a jump, your home will jump with them. You can learn renovation tricks and the investment in your home will be returned to you when you sell.

Three-bedroom homes are still available in this thriving realty market for as little as under $150,000. These prices, added to the fact that mortgage interest rates are still down and the knowledge that Austin is such a booming city should have you rushing to Austin.

With the downturn in the economy and banks holding on to the bailout money they were supposed to be lending that was meant to stimulate the economy, the entrepreneurs are once again, thrown to the wolves.

Now there are phony, flybynight consultants popping up on the web who are reselling private placement memorandum authoring services. It’s unbelievable to think that a company will spend $5,000 to $20,000 with an absolute amateur who doesn’t know the first thing about a PPM or the legalities of this document that can lead to the client getting sued by investors down the road.

Who is looking out for the client? Sadly, no one seems to be looking past the almighty dollar and actually trying to help the entrepreneur succeed in raising the capital they need to grow their business which will lead to job creation and stimulating the economy. If you’re a business that’s trying to raise capital here is some advice on how to prequalify an Offering Memorandum service to find out if they are truly the author of your document or if they are simply using a template that will get you burned down the road or if they are simply taking your money and outsourcing the service to another group that has no real compression of this intricate document.

Ask them, in a stealthy way, to define these basic terms that are simple for anyone that does this for a living. What are Blue Sky Laws and how does that affect you when you’re raising capital? What is and do they include a complete state legend with your PPM? What is the difference between accredited and non accredited investors and how many of each can be used with each of the 3 types of PPMs?

What type of solicitation laws does the SEC have in place for a company that is fund raising with a PPM? How can you prepare for due diligence before the PPM is completed and in the hands of investors? These are just some of the most basic questions that will give you a feel for how well the consultant you are speaking to truly knows this industry. Always get all your questions answered before going with a consultant in this industry. Never go with a pushy consultant and always remember, the best Regulation D (Private Placement Memorandum) consultants will answer all your questions without up sells or ‘hurry up because this is a limited time offer’ mentality. The SEC created Regulation D exemptions (PPM) to help companies raise capital in a streamlined, simple way and this is an incredible method for any business to raise a little or a lot of money. Find the right consultant that includes everything in one, cost effective bundle and you’re on your way to getting the cash you need for your expansion objectives.
