10 Things To Remember When Putting Your House Up For Sale

The most important thing to remember when selling your property is that potential buyers all have different tastes.

No matter what your decor is they are likely to dislike some aspect of it.Although some will be able to see past the floral wallpaper others will find it hard to picture themselves living in your home.

Here are a few tips to make your space more appealling to everyone in general.

De-Clutter

Store all those personal items that put your mark on your home.

Photographs, holiday mementoes and the childrens'paintings may mean the world to you but nothing to potential buyers.You will be able to enjoy these again in your new home.

Dispose of items that you no longer want or need by donating to charity shops, selling at car boot sales or binning them if they have seen better days.

If you have enough storage space it is best to strip the rooms and keep only the essential peices of furniture and then accessorize with a few key pieces.

Clean

Clean all windows till they sparkle, as well as mirrors.

Dust and polish all furniture.

Bathrooms and kitchens should be spotless. Spend time cleaning ovens and tiles and descale taps and bathroom units.

Give carpets a good clean,preferrably with a heavy duty cleaner (these can be hired for a small fee).

Give you house "curb appeal" by tidying up your front garden/porch.

Remove any dried up plants and weeds and replace with cheap pots of bright flowers.

Make sure the house is clean and tidy when viewers call.

Change bedding and towels and absulutely NO underwear strewn all over the bedroom floor!!

Decorating

There is no need to spend a fortune in doing up a property you will no longer be living in but a bit of decorating will assist in selling up quicker and if properly thought out can even increase the value of the property.

Paint walls in a neutral colour that will appeal to most people (white can seem a bit clinical and cold so warm beiges are best).

Add colour with cheap cushions which compliment the sofa/bedding/curtains.

If your bathroom is looking tired, white bathroom suites are cheap and this is an area where it's worth investing some money in.

Replace worn or threadbare carpets with a neutral coloured one if you can afford to.If you are lucky enough to have floorboards which are in good condition do away with the carpet altogether.

Carpets and bathrooms do not go well together. Lino is cheap and need not look it.Go for floor board imitation or plain colours (again, keep it neutral).

Finishing Touches

Little things DO make a difference.

Table lamps add ambience to general lighting (ensure you replace any dead light bulbs).

Add a few fresh flowers in vases in the living room and bedroom.

Make sure the temperature is comfortable but even if it's cold outside open a window to let some fresh air in.

AND...Bake a cake or brew some fresh coffee.Yes! it does give the place a homely feeling.

My house sold and believe me these tips work!!!

Although we moved out of it , when it had been seen , it was absolutely like a painted canvas and our buyer pictured all of there things. Ours sold in 60 days not bad for a shaky economy.
