Moda is a part of Kadıköy and placed at the Asian side of Istanbul.

One of my favorite places to live in Beautiful İstanbul.

I lived in Moda for a while on a small roof flat of an apartment , it was a dream and every dream ends sometime :( The owner of the house sold the flat for someone and i had to move my flat to another place. At that time i was attending to engineering undergradute education, also working on software on a halfday job , i had a prehistoric car and the road costs made me to move to a place which was close to my job of university. So I moved to Europan side of istanbul.

But i still went to Moda to see some friends and having nice time.

I wrote this for the visitors and for the new lucky people to start to live in moda.

First the rents are higher than expected, but after seeing the view , you will understand every beauty has a cost.

Hints to find good flat

When you go into an apartment take a big deep breath from your nose, if you smell rusty or rotten then walk away , try to find another apartment because the clean or non-clean water system or the roof of the apartment probably be busted the fix costs of these errors are heacy and her take forever to fix in an apartment because no one would be willing to pay.

Got to apartments are at the morning and at the evening, try to find a house which takes directsunlight at the bedrooms at the morning and directsunlight at diningrom , livingroom at the afternoon because if you see sunlight at the moring it would be a beautiful day and after getting from work the sun would make you happier. Also the sun at the afternoon will make your house face to the sea at the evening that makes your livingroom and or balcony might see the sea view mostly. No seaview needed for bedroom we all know where that is for, not for it i mean sleeping :).

Try to find roof flats of seaviewing apartments at the seashore , make sure the roofs is well fixed and the rent is not very heavy.

if you have car try to remember there are a lot of paking problem at Moda , if you are lucky and have another 100$ extra try to rent a flat on an apartment which has own park area. 100$ is nearly half of parking regulars on Moda Monthly prices and your car will be close to you.

Also try to find flats from www.sahibinden.com because it is free , userfriendly and nearly every house owner puts their empty houses here to find renter. try to go to moda at Saturday or Sunday but at the early hours of day because it is not crowded , park areas are totally empty and a man can find the best house by only walking, and it takes 5 hours to walk the best parts of moda. Wear a sports shoe , take few clothes , do not take something to eat or drink because you can find everything easiliy in moda, take notepapers , pen and the list of houses you find from the net, then start to observe which is best for you.

Remember every house rent is negotiable up to 10%, and the rent incresement percentage can be negotiated. Only accept inceresement percentages at the Countrywide inflation rate, at set a top limit of incesement on the agreement paper. In these years at moda the rates differ but you can find a nice flat for 750$-1000$ and %10 yearly rent incresement rate. The apartments expenses and the goverment cleaning taxes are paid by the renter and they dont take more than 50$-100$ monthly.

Remember to find a house which has natural gas heated flat heating system named "kombi" in Turkey, it needs half expenses than apartment total heating and quarter of climate systems and heats better.

Also if you have a full time job in Turkey or you will stay less then a year try to find and apartment which does not hires a worker for the apartment issues becuse it triples the apartment expenses. If you would stay at the house for long periods a workers help would make some changes and try an apartment with a worker. I prefer apartments without worker employed because of the costs. if you agree with me, talk with the nearest street market to carry your things bought from them, they all except that without taking extra, also if you are a regular buyer of them , they always help you with the other stuff they may solve. You can not find many much english speaking people in Istanbul, some may have problems at some areas.

When you rent an apartment following adresses and phones would be needed

IGDAŞ for natural gas system.

The office is at selimiye which is placed while going to uskudar from kadıköy. Tell the cab driver to go to IGDAS at selimiye. You need renting agreement from , your ID, Passport , Detailed adress of the flat , and old bill from that gas line (the owner can give) or the registration number of the natural gas (try to give them the last paid bill, that would solve everything), some Turkish Cash . They will give a technician visit to house to check the gas pipes , heating system , cooking , ventilation , and if all its ok , he will open the gas. You know its a flammable gas and poisonous gas , these checks are for your safety, tell him to control everything. They are nice guys and do not give them tips. 

ISKI for the tab water

needed to get tab water, needs renting agreement and a bill of water registration, ID and passport and a small Turkish cash. If the house owner lets to use water system registered for him by paying according bills, thats great go for it because these natural systems are govenment controlled and finding english speaking officers is hard.

but try to call AYEDAŞ GENEL MÜDÜRLÜK 0216 457 49 00 -19 (20 hat) because some electric lines needs a different appication branch.

you need the same as ISKI. Also if the owner says its ok to not to take the ownership of electric usage , go for it.

 

TELEPHONY AND BROADBAND INTERNET

All the same papers like iski needed but if there wasnt and old phone line at the house , new line and number should be given thats better for you because you do not want to use the old phone of old renter you mıght not now what kınd of person was he or she. Get a new number by yourself or make the house owner to get one. Also ADSL ınternet should be attached from the Telekom.

 

ok now we know electricity , tab water , natural gas , telephone and internet in our house. But if you cannot able to do these;

if you get the house by your own GET HELP FROM THE OWNER OF THE HOUSE, Agree him to make this applications for a must to rent the house.

if you find the house for realestate agent GET HELP FROM THE AGENT, Agree him to make these applications for free as a must to rent the house, he makes money by renting you the house, he must do these for free.

Food :

they are located at altıyol side of bahariye avenue, can walk and the place is fantastic but nearly 1-2km of walk according to your house, if you are exhausted call them for pack service.

try to give full adress and a well known place near your house , restaurant etc

there are a lot of restaurants at the seaside of moda and many cafes all around these two can be firstaid for moving day , you can find your favorites in 3 days.
