What To Do When There Are No More Loan To Sell!


I have been a mortgage and real estate professional for over 24 years, and never thought I would hear myself say these words. "I think it time to do something different". The funny thing is, that it not that I stopped enjoying helping homeowners obtain a piece of the American dream. It isn’t because I no longer posses a desire to serve, it isn’t even the obvious fact that the industry has fallen into the abyss. It is because; it no longer matters if I love what I do. It does not matter if I have all of the talent and knowledge in the world. Lenders are just not making loans to the people who need it most, or have a strong desire to own. It has become a numbers game, and if you have enough people applying for home loans, and you do not mind declining the majority of your applicants, then you may close a loan or two.

I am more concerned with the clients we can help. You see, most of my career has been spent counseling and encouraging QUALIFIED buyers that your own home is the one of the most important possession you can obtain in your lifetime. As I watch hundreds of thousands of homeowner loose everything they have, it literarily breaks my heart. I can no longer with confidence tell would-be homebuyer that this is indeed the right time and place to take on this responsibility. With gas prices hear in California close to $5.00 per gallon, many buyers will spend a good portion of their take-home pay on gas.

For the mortgage broker, there is a bigger dilemma, less business, fewer investors, that has caused a dramatic change in income, and, has changed the live of many of us that pursued the stressful yet profitable career.

I cannot tell you how many of my colleagues have lost their businesses, homes, cars, and livelihood to the Mortgage Meltdown. Some say it is our own fault, selling loan products that were unstable, and offered unfavorable changes in terms. However, in our defense, we sold the products that were available to us, many of which allowed millions of homeowners their first and only true opportunity at building wealth. I for one gave my client the Good, The Bad, and The Ugly truth about all of the loan programs available and let them choose what product would best serve their needs. I also offered my advice against certain products that many times fell on deaf ears.

We as an industry may be becoming extinct, or this may be the product of the old saying. "Only the strong will survive" I sincerely hope many of you survive, or even prosper.
