The Bedford real estate market continues the downward trend seen in other communities in Hillsborough County. There is a high concentration of single family homes in Bedford and most of condominium developments were built for adult living (55+). Therefore, this market update will compare only the activity for homes.
As of September 30,there were 121 active listings with the average list price of $635,450. The average days on market for these listings was 157. Thirteen properties were under agreement and the average list price was $369,319. The DOM was at 81. The lower price range continues to see more activity primarily due to the first-time homebuyer.
Homes Sold YTD
There were 184 homes sold in Bedford this year as compared to 199 homes in 2008. The average selling price has dropped 15% in comparison to 2008. The average list-to-sell ratio was at 97% and the average days on market was at 96.
In 2007 there were 242 homes sold from January 1 through September, 30. with an average selling price of $464,736 This is a decline of 10% which compared to other communities, Bedford has maintained most of it's value in the difficult economy.

A close second to Andover, Mass. Bedford has always held it's own! A Great place to raise a family. Excellent school system and shopping :)
Seems, now's the time to buy, if Bedford's at the top of the list.
Bedford's new high school is the x factor in value. It has always had a great location and quality of life
I'm not familiar with Bedford, NH, but when I have gone through it, I feel it's an upscale New Hampshire town with a very strong country feel.
I think like most areas in NH and MA we will see a turn around in the market.

Bedford has always been a nice quaint town to reside in. The values are still there based on what you get from the town. The new High School has been rated very high also.
The community has a large "stock" of newer inventory unlike towns like Amherst and Hollis.
Bedford is great area for families looking for a strong education for their children. Bedford schools were rated number one in the state just recently for their curriculum.

Bedford has always been a strong market. A sought after area because of location to city and schools with a country feel. As prices have fallen in this market they will bounce back in time.It's a great time to buy into the Bedford area.
