How do you advertise to attract high quality tenants to rent out your investment property? The answer may be simpler than you think. Most people advertise in their local newspaper by providing a very short description of the the home, along with a contact name and phone number. At first this might seem ideal, as any prospective tenants can directly call the number to discuss further details regarding the property for rent. The problem with this method is that you will get calls all hours of the day and night, and may require several various showings on multiple days before successfully finding a tenant.

There is a more efficient way to attract high quality tenants without the need to spend time answering phone calls or showing prospective tenants the property. The solution is to hold an open house of the property for interested tenants. Place an add in your local newspaper describing as much detail about the home as possible. Intentionally leave out your phone number and contact name, but do include the full address of the property for rent or lease. Try to setup the open house for an early Saturday afternoon the last week of the month. Tenants usually look to start renting on the first of the month, so catching prospective tenants just before they intend to move in is ideal.

Prior to holding the open house, make sure both the outside of the home and inside is exceptionally clean. This will ensure you attract the ideal type of tenants, as tenants who are willing to rent a home that is dirty will bring potential future problems later down the road.   1. Advertise in your local newspaper specifying all the appropriate details a prospective tenant would generally call and ask you questions about. Be very thorough providing as much detail as possible.
  2. DO NOT include your name or phone number. Instead specify the property address with a date and time you are holding an open house for prospective tenants. This is the most effective use of your time.
  3. Ensure the outside and inside of the home is spotless clean and looks well maintained.
