42Don't Let Them Fool You!
I have been a landlord for 6 years now. My home purchase just happened to be a three unit building in southern California. So I instantly went from renter to homeowner and landlord in a matter of weeks.
When I first started looking at potential tenants to fill my building I had no idea what I was in for. I was so naïve I didn’t even call on their references. I picked my tenants based on what these people looked like to me and what kind of vibe I got from them.
I could not have been more wrong in my judgments. People that looked like civilized human beings would be late on rent and in some cases they would trash my property.
After a year of this kind of result I decided to look into the past of some of the people that I was interviewing. I decided that I was not going to rely on the “vibe” that I got from these so-called well-dressed normal looking individuals.
So I started using California Criminal Records search. You would not believe what I found. These normal people that were applying to live in my property were not so normal. I saw everything from domestic violence to robbery and hit and runs. It was so amazing to me what a bad judge of character I was. Granted that these people may have cleaned up their act, however, I believe after my experiences that it is much better to error on the side of caution.
The moral of the story is don’t rely on your intuition when you are screening potential tenants for your house. Remember that this is your livelihood in some cases and a small investment into a service like California Criminal Records could make a huge difference in your sanity and your bottom line.
