One of the most asked questions I hear during my day to day profession is “Can I buy a house with bad credit?” In short, the answer is yes, but there are some concessions you have to make. Now, with the recent crash of the housing market, more and more people are seeking out loans with bad credit. Unfortunately, if you do happen to have bad credit, most traditional lenders don’t want to give you a mortgage. However, there are a few things you can do to increase your chances.

The first thing all credit experts will tell you is to order your credit report from all three credit agencies (Equifax, etc). You want to look through your credit report to make sure that the credit score reflected are correct. It’s not uncommon to see credit errors on these reports. The agencies that publish them have a whole system for investigating such errors – so make sure you report them. You can improve, sometimes dramatically improve, your credit score by getting these errors removed.

The next thing you need to consider is where you want to look for a loan. The easiest place to start looking is on the internet. If you have bad credit, this may well be your only source for finding a bad credit loan. There are many online loan vendors that specialize in giving out bad credit loans. You should check out these websites that offer these bad credit mortgage financing deals and see what terms are offered. After comparing enough of these online loan vendors, you should have a good idea about what loan terms are offered and what’s the cheapest bad credit loan mortgage lender. You can put in an online application for many of these companies. Applying for a loan doesn’t mean you don’t have to accept a loan offer, if it’s made. The more applications you put in, the more offers you can choice from and the better deal you can get.


Now, not everyone wants to go through an online bad credit loan company to get a mortgage. You can visit your good old fashioned bank and see about getting a loan. However, your chances, if you have bad credit, won’t be very good. However, if you have a down payment to put down on the house, you will significantly up your chances of scoring that bank loan. You may also have to give the lender a good reason why you have bad credit. Banks want to hear that you will be a good borrower and make your payments on time and not default. These days, with all the loan defaults, lenders are especially stingy with giving out loans and view anyone with bad credit with suspicion.

If you don’t happen to have a down payment readily available, you can still approach a bank about a bad credit mortgage loan. Your chances won’t be high, but if you give a really compelling reason why you have bad credit and you have a very good income, you may just have a chance to get the financing your need.
