Cap and Trade as it Applies to the Housing Market.
Green Requirements?
For anyone who has read (LOL) the cap and trade bill there is a section in the bill that says "government housing inspectors will have to first check it out to make sure it meets the new energy efficiency standards or you cannot sell it until you bring it up to the new standard. Thus, if you buy, fix and flip a home, you must make it "green" - new windows, new furnace, etc".
WHAT? Imagine in this economic environment having to spend money on the house you are hoping to 'unload' before the bank takes it? Many of these people are angry and some have even taken their anger out on the property! I have seen crayoned walls, removal of a/c units, water heaters and even toilets. I have been selling Real Estate for 20+ years. I have seen the market fluctuate many times, but never with a 'perfect storm' such as this. Unemployment, housing market collapse, stock market losses, automobile manufacturers bankruptcies, banks going south, etc.
