Carleton Sheets: The Facts
The author of the best selling real estate book, No Down Payment, Carleton H. Sheets has sold over three million copies of his renowned program. His goal is to provide educational materials to people so they can take advantage of his expertise in the real estate market.
About Sheets
Born in Illinois to conservative parents, Carleton Sheets enjoyed a happy childhood with his family including a younger brother. He and his family soon moved to Ohio where he began his work history at the age of ten. Deciding he wanted money of his own, Sheets embarked on odd jobs such as mowing lawns and delivering newspapers to earn some extra cash. He purchased a bike and lawnmower by borrowing money from his parents that he paid back over time as he earned money. This was his first foray into no money down opportunities.
Sheets went to college and graduated before taking a position with a company he would hold for eight years. Armstrong Cork Company was based in California where Sheets started out with them but also moved to North Carolina and Georgia within their divisions. Eventually Sheets would marry and have two children. Once Sheets decided to make a change he accepted a position as Director of Marketing for Lykes Pasco Packing Company. After moving to Florida for the job, Lykes Pasco decided, and Sheets agreed, that he did not have the experience necessary to effectively do the job well. So, he was fired from the position.
From Adversity to Success
Carleton Sheets did not let his recent failure deter him from pursuing other opportunities, though. He began to consider self employment within the real estate market after some prompting from friends. He got his real estate license and attempted to sell an apartment building on the commercial market. He recognized the potential in the building and after selling it to others did not work, decided to buy it himself. He had neither credit nor money, though, so needed to get creative with financing prospects. He brought in two other investors who put up the money while he brokered the deal.
They ended up selling the apartment after fixing it up at a profit which was split between all the partners. Carleton Sheets’ reputation within the real estate investing world grew and within a few years he had nearly five hundred rental properties. He used his talent in negotiating deals and creative financing to fun the investments to make a profit.
Teaching No Down Payment
After his successes with his own real estate ventures and after he had several years experience under his belt, Sheets began authoring courses and teaching them to the local community. He trained others through the National Association of Realtors or NAR and writing course work for the Real Estate Securities and Syndication Institute. Not satisfied with that, he expanded into writing his own course work for people who wanted to learn about real estate and wanted to learn at home at their own pace. The No Down Payment program was born.
The Professional Education Institute (PEI) and Sheets partnered to market his program to the general public using various forms of media including print, television and radio. His programs have recently been modified to be available on the Internet for more home study options. All his courses are available online at no cost.
