Okay before we get to that, what exactly is commercial real estate investing?

From wiki:

The term commercial property (also called investment or income property) refers to buildings or land intended to generate a profit, either from capital gain or rental income.[1] Commercial property includes office buildings, industrial property, medical centers, hotels, malls, retail stores, shopping centers, farm land, multifamily housing buildings, etc. In many states residential property containing more than a certain number of units qualifies as commercial property for borrowing and tax purposes.

The course basically focuses on these two very creative (and patent pending) real estate investing strategies which focus on creating a win-win situations for all parties involved in the deals.

Joint Venture Facilitation - Specifically designed for vacant land deals where you help put the land owner and developer together and everyone shares the profit. You are in effect actiing just like a real estate broker, but instead of getting commissions (which you need a real estate license for) you are getting a share of ownership (where you don't need a license).  Making this a very interesting and potentialy very profitable strategy which just about everyone could learn to do. 

Master Lease Options - Designed for income producing property deals where you take a headache away from an owner of an under-performing property by becoming their sole tenant at the current rent rates. You then fix the management or marketing and bring the property up to it's full earning potential. At this point you can keep your new cash-cow or buy and flip it. You would buy it at the original value (the option part of the contract) and then sell it at the new market value based on the performance improvement.

As far as I know these strategies are only taught by Jason Gilbert at the commercial Training Institute. His new course is launching on February 10th.
