"It seems there are no shortages of stories regarding the gloom & doom of the realestate market--even in paradise", says Patrick Core, a realestate broker on the island of Kauai.
As one Kauai home owner put it on Monday, "...through all of 2007, Kauai's real estate sellers had a more difficult task than Senator Obama faces in Pennsylvania...".
However, this has not been the case lately for luxury/higher end properties selling on the North Shore area of Kauai, reports Patrick Core, a top real estate broker in Princeville. "If you are selling a higher end property, you have a better chance of selling now, than at any point during the 2001-2007 market run", says Core.
"Many mainland buyers are dealing in some kind of 1031 exchange, financial windfall, or are just tired of putting off their retirements, based on media speculation--they are making their moves."
As a broker who specializes in higher end luxury homes and condos on Hawaii's northern island of Kauai, Core reports he is witnessing people, many Canadians, who are tired of waiting to see if the market will fall further.
"They are buying now because they know that inventory is limited--especially here on Kauai's North Shore. Now is the best time for purchasing property on Kauai."
Core goes on to comment, "Most Canadians are discovering Kauai's ethereal beauty for the first time and they are blown away! Couple this with the buying power due to a strong Canadian dollare and it's no wonder Kauai is becoming an excellent choice for Canadian buyers."
As one Kauai resident who moved recently moved from Alberta put it, "There is no price that can be put on the incredible quality of life that Kauai provides. Instead of Elliot Spitzer, $4,000 dollar call girl stories, or "is Brittany pregnant?", it's waterfalls, golf, rainbows, and uncrowded tennis courts!".
