Eight Steps to Buying a Home
56There are eight steps to follow when purchasing a new house these are outlines as follows:
Step one. Find a real estate agent that can be your confidant and keep up well informed of all the happenings in the real estate market.
Step two. Go out with the real estate agent to look at Mississippi home sites being shown by sellers. Be sure that you make an appointment with the seller first through the real estate agent so as not to show up unexpected on the doorstep. Sellers that are not expecting you will not be willing to let you in even if they are desperate to show the house.
Step three. Make an offer on the house that you want to buy through your real estate agent. By putting in an offer that is slightly below the asking price of the house you are in a good position to knock a few bucks off the asking price and even if the seller says no you can always see what they are willing to do and make your best offer based on what the counter offer ends up being.
After calling on a real estate agent and selling your current home it is time to start packing up the house and preparing for the big day when you will be moving into your new home. It seems so long ago that you signed the purchase contract on your new place and started the celebration of finding and buying a new home. You have already sent over all of your financial statements for review by the loan department at your mortgage lender and know what you will be paying for the interest and insurance on the house you are buying. The mortgage officer is completing all of the necessary paperwork and you have been over to the local hardware store to pick out paint samples and choose everything from the curtain to the new welcome mat.
Step four. Once the offer has been accepted and the seller has agreed to the price that your have offered it is time to talk to a mortgage broker. If you have not already done this, now is the time to give the loan officer your proof of income, bank statements and last two years of tax returns. These items will support your offer on the house and show that you have the means to back up your offer and can afford to live in the house that you are buying.
By this time you should have an excellent idea of what your monthly mortgage payment will be based on the amount of money you are financing through the mortgage and the interest rate that you will be receiving from your mortgage broker or loan officer. Keep in mind that you may have out of pocket expenses at the closing for costs to cover the closing and the down payment, if you have one, for the house. These cashiers checks will need to be ready for the final closing and your real estate agent and mortgage officer will let you know when that will be scheduled with the title company.
Step five. Now that you are financially prepared to move and the mortgage company it is time to start packing up the place you are moving out of and preparing for the big day is finalizing the paperwork when you can start unpacking in your new home. AS you take books off the shelves and place them into boxes, be sure that you do not over load the box or pack too many books into large boxes as the weight will of the books may be too great for the box to bear. Also be sure to wrap all knick knacks and collectibles in newspaper to help protect them as you pack them into boxes. A very important step to the pack process is to mark each of the boxes as to its contents and where it is going in the new house. For example books will go to the living room, toys to the upstairs bedroom, etc. Labeling the boxes is very important, as you do not want to get your kitchen utensils mixed in with your DVD collection or array of decorative scented candles.
Step six. Once you taken your current home down to the bare walls and have only your bedding and the entertainment center to finish packing it is time to do a thorough cleaning of the house and clear out any nooks and crannies that were hard to reach before. Cleaning out the oven and scrubbing the walls goes a long way for the people moving into your old home and you would want the tenants of your new house to extend you the same courtesy. After conducting a thorough cleaning you are ready to move out.
Now all that is left to do is go to the closing and sign a few documents before the title officer hands you the keys to your new house and you can begin the process of moving all of your belongings out of the old house that you have successfully sold and into the new house that you have so patiently waited to buy.
Step seven. The big day has finally arrived after what may have felt like an eternity and you are ready to sign the contracts and documents that will allow you to make your move into your new home. Be prepared to sit and listen as the title officer and loan officer go through the mountain of documents concerning your new house. Also at the table will be the real estate agents from the seller and buyer. It is time to get comfortable as the average closing can take between two to three hours to complete. After initialing and signing the paperwork is completed the title officer will hand you the keys to your new home. Congratulations you are the proud new owner of a house.
Step eight. The final step in the moving process is that of the actual move. With the house keys in hand as you walk out of the closing you can hire a truck or call in a profession crew and get to work loading the boxes that you have packed up onto a truck and send everything over to the new house.
Once you cleared everything from your old home it is time to turn in the keys and say a final goodbye to the old place before driving over to your new home to start the chore of unpacking and finding a place for all of those possessions you have been collecting over the years.
