61When someone is purchasing a home for the 1st time it can be truly exciting. It can also be very overwhelming. There's a ton of information to grasp in a fairly fast amount of time. There are new terms and numbers to understand and you will have about a million questions!
From a mental point of view, whenever you're studying new information you only retain around twenty percent of the 1st exposure to it, and although you asked a question once, you may want to ask it again before it makes sense. A good Realtor will know this and is used to bringing all the home buyer's terminology to a simpler mindset so that it can be understood by your mind. It's not even a bad idea that you to write the answers down as you speak with them so you can reference the information later.
As a 1st time buyer as well, you'll have the ability to get all the 1st time buyer financing that people who already own can no longer get! Why is this good news, you ask? That's because now you can buy about $30,000 to $35,000 MORE of a home for the monthly fees. These programs are in place basically because the U.S. government wants people to purchase homes. They feel that you are a more stable and reliable individual in order to purchase, and maintain your own house, so they've made these incentives available to encourage anyone that is "on the fence" about their 1st purchase and to streamline the process!
And as for the new buyers the 1st primary inquiry is almost always "what do I do first?". There are those who start searching the NH MLS listings or in the local paper searching for what's available and that's a great place to see what's in your area, but now when can you see them? Well, that's where I come in. If you want to make an appointment to see the interior of a home for sale, a real estate agent must set up that appointment for you, get the codes for the lockbox & open the house up for you. They are is responsible for you while you're in that house as well. Once you start looking at homes as well, think about consulting someone at a bank or other lending institution as well, to be positive you are looking at a price range that you can qualify for (as well as afford). Many people are surprised when they qualify for more or less than they thought and were searching for the wrong housing for their income bracket, wasting their own precious time.
Be aware too, that many Realtors in the business will try to get you to sign a contract immediately that says you'll work with them and only them. You are not required to sign that. They are just trying to assure that they "lock you in", but you can always try different Realtors and use whoever you like. You can even interview them to determine which one you like best & who's going to serve your needs! At the end of the day, they don't and won't get paid unless you purchase something using their services and even that comes out of the seller's pocket, not yours!
