A production builder usually does whole subdivisions or other large projects. They give potential homeowners only a few choices in picking out the features of there homes. They have a few floor plans that are offered and usually repeated throughout the neighborhood. But these homes are the more affordable choice. So if you are looking for a starter home this is the builder for you.

Semi-custom builders have increased choices that they offer their clients. You can have more choices in carpet, colors and even cabinets than the production builder offers. You get more floor plans to choose from with semi custom builders too. You will have to pay more for these homes though so you will have to analyze the cost according to your budget.

Now to do a house that is totally your design then choose the custom builder. With this builder you can list all the features you want included in the house down to the knobs on cabinets and doorknobs. You have total say so over everything that goes into your house. Of course with all these advantages on picking out your features also comes a hefty price tag for the house. Your budget has to be able to handle this type of house.

Go view samples of all these builders' work. The mass amount of building that the production builders do it is very simple to find their work. Sample homes are set up by the semi custom and custom builders to attract you to their style of work. These are not always open to the public you quite possibly will have to schedule an appointment.

You need to make everything legal between you and the builders by having contracts drawn up. In these contracts include all details of the house being constructed. With all these builders you will have to put some kind of deposit down to hold the terms of the deal in place. For the production builders you probably will not have to pay anymore until the house closes. But for the semi-custom and custom builders you may have to make other payments to them along the way before the house closes.

Speaking of house closings when you are looking for mortgage companies make sure you have looked into the background of the mortgage company you choose. You would not want to risk being scammed on such an important thing as your house loan. There have been reported mortgage frauds in recent years so beware and do your research.

So if you want just a starter type home the production builders are for you. If you need a bit more than a starter you may consider the semi-custom builder. If you want something extra creative in a house the custom builder is the one this type house. These custom homes often come at very high prices and are not for everyone's budget. Great info for a prospective homebuyer here. I prefer the semi-custom home builder because you have some say in what goes into your home, and the quality is much greater than that of a production builder (in my experience).
