Make money your servant, not your boss

You have to make your money work for you, says Gaurav Mashruwala

Money has nothing to do with values. Shashi Srivastava’s father was an administrative officer in a cement company. There were seven children. Money was always tight—enough for regular expenses and education. However, the parents had a strong value system. The children were encouraged to interact with other children irrespective of caste, religion or their parents’ designations. This has informed Srivastava’s life. Today, at 47, he works in the marketing department of a public sector bank. Not only is he at ease with people of varied backgrounds, but he can also understand and respect their views. Srivastava has done his MA in English and Hindi and also diploma in Journalism.
WHAT IS HE SAVING FOR?
His goals are simple. He needs Rs 35 lakh for a bigger house after two years and about Rs 1 lakh for his own marriage in a year.
WHERE IS HE TODAY?
Cash flow: His yearly income is Rs 7.50 lakh. Against this, the outflow is Rs 5.51 lakh, which goes in routine expenses, insurance premium, mandatory savings, EMI for existing house, taxes and gifts and entertainment. EMI consumes about 19% of his income.
Statement of net worth:
The value of all the assets is Rs 54 lakh. This includes assets worth Rs 21 lakh for self consumption. Outstanding liabilities include home loan – Rs 12 lakh, about 22% of assets.
Contingency fund: Against mandatory expenses of Rs 31,333, he has Rs 16 lakh lying in cash more than 50 months’ reserve.
Health & life insurance: Total health cover is worth Rs 4 lakh. Part of this is self funded and part is from the employer. Total life cover is worth Rs 35 lakh, mostly provided by the employer.
Savings & investment: The savings bank balance is Rs 9 lakh, FD Rs 6 lakh, cash and liquid funds Rs 1 lakh, bonds Rs 15 lakh and other debt instruments Rs 1.35 lakh. Market value of equity and equity fund Rs 70,000. Equity is about 2% of entire invested portfolio.
FISCAL ANALYSIS
On a salary of Rs 7.50 lakh, saving Rs 2 lakh is great. The contingency fund is very high. A balance of Rs 9 lakh in the savings account is too much. Interest income from the FD is taxable, since you are in the highest tax bracket; this is not tax efficient. Health insurance is sufficient. Life cover is also fine for the time being as there aren’t any dependents. However, upon marriage, enhance cover. Loan is much within permissible limits. Equity exposure is very low.
WAY AHEAD Contingency fund: Keep aside only about Rs 1 lakh in cash.
Health & life insurance: Health cover is sufficient. However, at your convenience opt for an independent cover of Rs 5 lakh, in case of job changes. Also, since you are likely to get married in a year, opt for life cover worth at least Rs 25 lakh in the form of a term plan.
PLANNING FOR FINANCIAL GOALS
Loan: From current funds available in savings bank and bank FD, pay off home loan completely. This will free up some money every month. Use that to start a systematic investment plan in a debt fund.
Home Buying: After keeping aside contingency and paying off home loan, surplus should be parked in a debt fund.
When buying a new home, sell the current one. Use the proceeds and corpus in the debt fund for the down payment. Shortfall if any should be funded through home loan.
Marriage: Currently, you are able to set aside Rs 2 lakh every year. Put aside Rs 1 lakh in a short term debt fund for marriage expenses. Balance investment: Once future home loan is paid back, invest in equity. At the time of retirement, ensure 25% of overall portfolio is in equity. This will ensure your overall wealth will grow at a rate higher than inflation.
PLANNER’S EYE
In my practice I have observed two types of people: (a) Wealthy clients. They anticipate funds inflow. They consult me much before funds arrive and plan well. For them, funds lying idle is wasteful. (b) Ordinary clients. These are individuals who have large surplus funds in the bank, sometimes linekd to a fixed deposit. These individuals are never in a rush.
The first set of clients makes money work for them. They are the boss and money is their servant. That’s the way to go.

Police net Nigerian for fraud

Mumbai: The Oshiwara police recently arrested a Nigerian in connection with a p h i s h i n g case. The Nigerian, Anderson James Kirwan (39), allegedly duped a 22-year-old architect by telling her that she had won a lottery worth Rs 7.5 crore.
According to the police, the victim, a Lokhandwala-based woman, received an email informing her that she had won the lottery and she needed deposit Rs 85,000 in a bank account to claim the money. The accused also sent her two international phone numbers, which she was told to call for details about the lottery.
The victim called the numbers and deposited the amount with hope that the lottery win would be hers, the police said. However, after a few days, she received another email asking her to deposit Rs 3 lakh more in the same bank account to clear the legal formalities. It was then that she she sensed something was wrong and reported the matter to the police.
The police asked the woman to convince the accused to meet her personally to collect the money. She called on the international numbers and was told that a man would come to collect the money in Lokhandwala.
On Tuesday, the police laid a trap and arrested Anderson when he came to collect the money. Anderson, who stays at Mira Road, told the police that he was unaware of the lottery fraud and was merely acting on his friend’s instruction to collect the money. However, the police said he was trying to mislead them. They are now investigating if others were involved in the case.
