HUD is the US government agency, the Department of Housing and Urban Development, assigned the task of providing homes to limited-income people. Most of the HUD homes are located in urban areas, and give many people who could not otherwise afford them the chance to own their own homes.

But even HUD must sometimes foreclose on its own properties when the people living in them fail to stay current on their monthly house payments. When they do foreclose on a home, it will be listed with all other HUD foreclosures on the HUD website, and if you take the time to look over the HUD foreclosures, you may be able to locate a comfortable home for an exceptionally low price.

The Department of Housing and Urban Development wants to have HUD foreclosures re-occupied as quickly as it can, because the longer the HUD foreclosures remain empty, the longer HUD has to maintain them without having receiving income from them.

HUD's need to get people into the HUD foreclosures means that if you are interested in pursuing it, you will have a chance get an inexpensive home with by exercising your leverage. If you offer HUD a price that is even remotely fair for one of the HUD foreclosures, you have and excellent chance of closing the deal because they want to have a qualified buyer in the home. You may be able to use their desire to have the HUD foreclosures occupied to get one of them at a discount of several thousand dollars.

Prepare To Repair

Because most HUD foreclosures are urban properties, they run a good chance of needing repair work. You need to remember this when you decide to place a bid on one of the HUD foreclosures and be sure that you can afford both the mortgage and the repair costs. If you are thinking about purchasing the house as an income property, you'll have to get it up to code and keep it there for your tenants.

Your best bet is to have a pre-purchase inspection done on the house, so that you won't have to pour whatever money you saved on buying a discounted HUD foreclosure into the repairs necessary to make it habitable.

If the house passes your inspection, then as one of the HUD foreclosures it is presenting you with a terrific chance to own your own home without paying too much money.

Research the HUD foreclosures in the urban areas close to you, and if you find one that looked promising, don't wait. There are always plenty of HUD homes on the market, and you will soon figure out where and when to locate them.

Once you've found the home that's right for you, contact your local HUD office and make them a fair offer. If they agree, you could be unlocking the door to your new home before you even believe it's yours!
