My youngest son Joshua and his wife already have a small two bedroom home just outside the city limits of Hendersonville, Noth Carolina and even though only married for just shy of four years have desired to buy some real property near us in the Green River area of the county. I can't say that I blame them, a rural setting is ideal for raising our two grandsons and they will be close enough to someday hop on their bikes and ride down to paw-paw and grandmas's house.

Recently one of Josh's customers sent him an email of a certain property just listed on the MLS that would be ideal, a 2.21 acre tract just up the road from our house. It was a piece of property given as inhertance to a grandson who has since moved to the state of Florida and is needing to sell this property to buy a home. We went to look at the property and found it was very suitable for building and we placed an earnest deposit with the broker and will close next Thursday, after a lengthy process. I have listed the items below for any considering the purchase of real property and hope it will help in the process.

First, this piece of property did not have a recorded survey plat. This made it nearly impossible to get the necessary perk test for a septic system permit, a prerequisite to Josh's purchase agreement. After all if you can't put a septic tank on the property , it would be useless for a home. The Inspection Department agreed to using a tax plat, with a certified surveyor adding the dimensions and property lines. Josh ultimately paid to have the property completely surveyed and recorded so as to eliminate future problems.

Once the septic permit was pulled , a county inspector had to come down and do the perk test. This involved hiring a track hoe to dig the necessary holes for the test. Josh had ask for a four bedroom permit and luckily the property perked for this application. The lawyer also advissed insurance to protect against any future problems that might arise. This is only the beginning. When Josh and Autumn do decide to build, a whole new set of inspections await, at least thirty before ever being able to move in to a turnkey home. A real headache but one worth the wait, I suppose the American dream.
