Home Information Packs

Home Information Packs will become compulsory for all sellers of residential property (for the sale of four bedroom properties and larger, with smaller properties being phased in as soon as sufficient energy assessors are fully qualified) in England and Wales with effect from August 2007. Home Information Packs or HIPS for short are for homes being marketed in England and Wales. Home Information Packs (HIPs) will be compiled by a propertys owners (or their estate agent) and be made available to potential buyers to check out before they make an offer. Home Information Packs were originally introduced to check the gazumping, the rampant mismanagement and delay in home buying/selling process.

I think that is progressive. It does amaze me that the UK are just doing this.

I do not know if it's the law in Australia, All the real Estate give a a home pack for any house or unit, apartment. It sells more than no information.

It's a bit like selling on ebay: - Description only never competes against lots of photos and description. It's an excellent way of building faith in you from the purchaser's point of view.

The use of home infromation packs should have been compulsory years ago it would of helped me with my first house, i lost a lot of money because of the owner.

This stipulation was incorporated into the new Housing Act 2004, whereby homeowners or their appointed selling agents now have a statutory duty to have House Information Packs available for potential buyers at the time of putting their property up for sale. Documents HIPS Requirements

Documents HIPS

Documents required within 28 days of the first point of marketing.

We believe that it is the seller's lawyer who should assemble the HIP

as currently, under the existing system nearly all documents

in the pack are obtained by them.

The purpose of the Home Information Pack

is to ensure that all relevant documents and searches

are available when the property is marketed.

The pack will be a set of documents about the property: an

  • Energy Performance Certificate

  • Local authority searches

  • Title documents

  • Guarantees etc.

The extension of the scheme means that anyone selling a home

will now need to ensure that they have a pack in place.
