Are you finding yourself in need of a new home? It's possible that you have recently had a new kid and now all of a sudden you have the feeling your small home isn't cutting it anymore. Or maybe you have just had a raise and you want to put that money to good use by trading up! There are so many reasons why people want to buy new homes. For some the need to purchase a new home is higher than for others. This is a very personal decision, ofcourse. But before you go and talk to a mortgage lender, make sure that you have taken a look at your credit score. You don't want to find out about any credit score surprises when you're there. You want to know all about where you stand upfront! Also, if you have bad credit, expect to have a little more trouble purchasing a new home than when you would have had good credit.

Getting A Home Loan On Bad Credit

Lenders always expect you to pay higher interest on your loans when you have bad credit. The whole reason why you got managed to get yourself on bad credit, is because you are having trouble making your payments in time. A bad credit score tells your lender that you are a high risk investment. He's going to expect you to pay higher interest because he wants to make as much money off you as he can before you default on your payments. Ofcourse, the lender is hoping you won't default at all. That's more money for him! Keep in mind that this is the lender's mindset when you go and talk to him about getting a home loan refinancing on bad credit.

Like I said before, you have to check your credit score before you go and talk to a mortgage lender. The rule of thumb is that if your credit score is higher than 620, you won't need to talk to a B/C lender, who is specialized in dealing with people on bad credit. In some cases, you may still want to talk to a B/C lender even though your credit score is higher than 620. You may have had some mortgage trouble in the past. In that case, you would do well to look for a mortgage loan that is structured in such a way that it's possible to pay off even when you have bad credit.

When you made the decision that you are going to get a bad credit mortgage loan, you must make sure to inform yourself upfront. It's best to talk to multiple consultants before actually taking the plunge. The good thing is that consultations are usually free. Be smart and make advantage of this!
