A few years ago home loans for people with bad credit were as easy to get as regular home loans. With no documentation required, cheap money, and little to no money down seemingly anyone could buy a house. In fact they couldn’t just buy a house but they could buy a huge house that they could never realistically afford if interest rates went to anything near their historical average.

I saw this happen a ton with some of my good friends. I have quite a few that have huge incomes because they go and sell crazy amounts of stuff door-to-door in the summer. Most of them sell pest control service or home security. It isn't uncommon for them to make $50000 plus over the summer. One of my friends cleared over $200,000 in one summer - yes that's in a four month period.

While these guys have huge incomes, many of them have bad credit and the first thing they all did when they got home from the sales summer was go out and buy new homes. This was of course two or three years ago.

Of course if you fast forward a few years you can see how much trouble this kind of thing caused our nation. Trillions of dollars in wealth, yes trillions with a T, has been lost as housing speculators across the world blew up. Whether you were in Florida, Southern California, Las Vegas, Phoenix, New York, southern coast of Spain, Greece, or countless mini bubbles within each state you have felt the effects of the global housing crash.

What happened was that due to low interest rates, lax lending standards, bad laws, and greedy consumer’s people were able and in fact encouraged to buy homes that they couldn’t have dreamed of buying just a few years earlier. What had become the American dream of owning your own home became the American entitlement to owning your dream home and in some cases three or four of them. Obviously things got a bit out of whack and they really came in line with their historical expectations as people lost their supposed net worth and many people have lost their homes.

So what are you to do now if you are looking for a home loan for people with bad credit? Well luckily for you it is still possible to buy a home, even if you have bad credit. It has just gotten harder as banks learned from their mistakes and are not lending money to any Joe Blow that walks through the door.

If you need bad credit home loans here are a few of the realities that you will have to understand. One is that if you have damaged credit you can fix it and you can buy a house. You will need a hefty deposit, gone are the days when you could buy a house with no money down. If you have gone bankrupt recently then you will likely have to rent unless you have recently gotten an amazing job with a huge salary. No one wants to take on huge risks with someone who is already a proven non payer. As long as you are ok with the new realties then you will be able to buy a home. Just go to a loan officer tell him that you need to find out about home loans with bad credit.


FHA Loans With Bad Credit

FHA loans are a very unique type of loan that actually does not require a FICO score. However, they are going to look at the last two years of your credit history. Many people believe that while a FICO score isn't necessary for an FHA loan, you should still have a 580 credit score. This is debatable but I would work on your score if it's below 580.

Work On Your Credit!

Before you take out any kind of home loans for bad credit, you should work on your credit! This can save you literally thousands and thousands of dollars per year and honestly you can probably move your credit score a ton in a six month period.

Bad credit home loans ARE available, but that doesn't mean that they're the smartest thing on the planet to use. You'll end up spending enormous amounts of money on interest and that isn't always the smartest thing out there to do.

Many people will type 'home loans bad credit' into a search engine 800 times per day but won't put effort into making sure that they get their credit turned around. I would highly recommend working a lot harder on how you take care of your credit.
