The sale of your home is a complicated process, so many homeowners find they want the assistance of a professional Real Estate Sales Representative. How do you select a Realtor that is going to best represent your interests?

Just like selecting a contractor to do repairs around your home, you should speak with more than one Realtor before making your final selection. The selection process should be the equivalent of a job interview. As a home seller, you are hiring a realtor to assist in the sale of your home.

A good Sales Representative will have knowledge of your community and trends in the local marketplace. Your Realtor should be able to identify shopping, entertainment and school areas that surround your home. They should also be familiar with recent sales in the area as well as the current listings.

When it comes to marketing your home, your Realtor should be aware of how to use technology to promote your listing. The Multiple Listing Service (or MLS) is a popular online tool that supplies information to both Realtors and to the general public. The MLS provides many details about your home, as well as photographs that can help promote you listing.

Most Realtors also offer some kind of local advertising as well. Is all advertising the same? Try not to be lulled by the promise of advertising dollars spent in a major center. Most homes are bought by people within your local community.

Realtors also should offer a variety of other marketing methods, such as lawn signs, open houses, virtual tours etc. Find a Realtor that is willing to listen to all your concerns about open houses and the sale process.

Finally, select a Realtor that makes you feel comfortable. An agent is a person that you will have to deal with regularly for an extended period of time. You need to find an individual that can answer your questions and guide you through the complex contract negotiations for the sale of your home.

It is of paramount importance that you select a Realtor you can work with. But it is just as important that you select someone who can answer your questions, use the tools required to effectively market your home, and assist with the interpretation of the sales contract.
