1) You are not a Realtor. you are considered an FSBO (For Sale By Owner). As such you are still responsible for the property and disclosure information regarding the property.

2) Real Estate Laws are governed by the state in which the property resides. Make sure you are abiding by any and all regulations pertaining to the sale of a property.

3) Determine the price of comparable homes in your neighborhood. This is going to give you a very good idea of what you can ask for your house when you put it on the market.

4) Check to see how long other homes are staying on the market. Be prepared to drop your price if no one is buying or your house sits on the market for too long. If you did step 3 then you will know if you are asking way too much for your house.

5) Objectively look at your home and make a list of things that need to be repaired. Buyers are going to look at all the details, just remember when you bought it how you were. Buyers are making a big investment, so they are going to be very picky about little things.

6) List your house with online using quality photographs at a site like FsboAmerica.org.

7) Place advertisement posters or ads in your local property listings magazines.

8) Put a “FSBO” sign on your lawn indicating you are selling.
|
9) On the sign post, place a box with handouts describing your home and the asking price, try to include a picture on the handout if possible.

10) CLEAN AND UNCLUTTER your house before all open houses. It is amazing how many people try to sell a messy house and wonder why no one is buying. This is the #1 mistake of all sellers. Get rid of your junk through a garage sale and the trash. This includes cleaning out the garage and basement. Everything should be pristine.

11) Spruce up the house with scented candles, fragrant flowers, mow the lawn and so on.

12) Hold open houses for buyers to view your house.

13) Create a documented record of all the improvements you have made to the home to show potential buyers.

14) Become comfortable with the offer/counteroffer process.

15) Develop a clear understanding of what happens during closing and make sure you will be able to take care of your part.
