How to Stop Foreclosure - Counseling Can Make All The Difference - The threat of foreclosure can be a scary thing for any homeowner. What many homeowners don't realize though is that there are a lot of options that can allow them to avoid foreclosure. In fact, contrary to what many people think, foreclosure isn't a windfall to banks and lenders, and instead it can be a severe financial drain on lending institutions in general. It's up to the homeowner to take advantage of these options and the best way to do that is to get help from a housing counseling agency. A housing counseling agency will be able to advise the homeowner of the best way to keep his or her home, help to compile the necessary documentation to present to the lender, and even negotiate with the lender on behalf of the homeowner. In other words, a counseling agency can maximize the chances of avoiding foreclosure!
There are a bunch of different options that a homeowner may be able to pursue depending on his or her circumstances. For example the counseling agency may be able to get the lender to restructure the mortgage to make it more affordable. Restructuring generally involves changing the terms of the mortgage to make it easier to pay on a month to month basis. This can include moving any delinquent payments to the end of the repayment period, changing the interest rate, or any number of other subtle changes that can make the monthly payment easier to bear. Restructuring is the most common solution to mortgage payment problems.
Refinancing is another popular option for making a mortgage more affordable, but it's best to attempt before the homeowner has missed any payments. Again, the counseling agency can provide advice about the feasibility of refinancing the mortgage.
At the absolute worst, the counseling agency may recommend that the home be sold or the deed turned over to the lender in exchange for excusing the homeowner for the loan. Neither of these two options is attractive by any means, but they're favorable to foreclosure in the sense that the lender won't lose nearly as much money and the homeowner's credit won't be too marred when he or she goes on to buy a more affordable home.
