If you’re ready to purchase your first home, there are some important things you need to know before you begin. Just follow these five tips for making the search for your home a little easier.

1. An important factor when you start to look for your first home is making sure that you have your finance approved from your bank or lending institution. The reason why this is important is because there are many other people looking to purchase a home also. If you don’t organise your finance first, then you run the risk of somebody else buying the house you like while you are getting your loan approved.

2. Another important consideration for buying your first home is the area in which you look for it. It’s critical that you look in areas where the homes are in your price bracket because there is no sense in falling in love with a home that you cannot buy. If you make sure that you can afford the homes you are looking at, then you’ll be fine.

3. You don’t have to buy the biggest and most expensive home in order to look good in front of your friends. All you need to do is buy the home that most suits your needs, and make sure that you can afford the repayments.

4. Instead of complicating your first home purchasing efforts by going to every open-house and wanting to buy things you cannot afford, try it this way: find yourself a good real estate agent and then let them find a home that will suit your needs and your repayments. In fact, if you do find such an agent, then you will find that the whole experience will be most pleasurable.

5. Have you considered advertising yourself for a home to live in? It’s not as difficult as you might think. What you need to do is decide what you need for your first home, where you’d like it to be, and when you like to move in. (assuming you have your finance organised) Then – make some leaflets with your ‘looking to buy advertisement’ and deliver them to every home in the area that you’d like to live in.

By advice is buy when you are ready, willing and able. Educated to the market, qualified and motivated. Could take one month or 3 years and some - never!
