At the moment there are foreclosures in every state. Foreclosure filings are rising and are expected to increase in 2009. Lots of people are interested in buying foreclosure property or becoming a real estate investor.

Even if you dont have a lot of money, now is a great time to learn alot about real estate investing and foreclosures. Pre forecosures are where the bargains are. When a property is sold at a foreclosure auction, its usually no longer a bargain as the bank is trying to sell it for the highest price and make a profit.

Pre foreclosures are cheaper because the property has not gone into foreclosure yet and its possible to negotiate with the home owner to buy the property at a low price. Make sure the property is debt free with a clean title when you buy it, otherwise you are just transferring the home owners loan/debt onto yourself.

finding pre forclosures can be tricky, but there are lots of them.
