57What is an MLS?
Realtors who are members of their local association (meaning they pay their dues on time and attend required continued education classes) have access to an area-wide computer system that allows them to market thier properties that are for sale. This service is called the Multiple Listing Service (MLS). Being a member of this organization also lends merit to the agents because they are required to do business in such a way as not to bring law suits or complaints against themselves or the company they represent.
Once dues are paid and the agent remains in good standing with the association, information about the property is also added to the home web page of the Realtor's company and his or her own private web site. In addition, national web sites such as Realtor.com will link into this MLS (multipe listing service) when the Realtor pays an advertising fee. This information is then available to anyone who visits that web site.
All print advertising includes an MLS number which, when accessed online, will provide required information about the listing. Other than excellent visibility, another benefit to having exposure on the MLS is that there are strict rules that have to followed regarding truth in representation and fairness. or instance, a room without a closet cannot legally be called a bedroom. Regarding fairness, a listing may not say that it is 'perfect for adults' because this would indicte that families were not welcomed. Agents are required to keep abreast of ever changing rules in this area.
When considering listing a property with an agent, it is vital to inquire as to whether the agent is in fact a member of their local association and if this important service will ne provided.
Some agents, in an attempt to operate on a restricted budget will choose not to pay the fees to be members of the MLS. This leaves only limited options for promotion of the listing. Chances are very good that other Realtors (especially those out of the area) will never know about the property. In addition, buyers who do research on their online will also not see the listing.
