56Putting It All Together
Day four of Jack Brinkley's North Carolina Real Estate Investment Training program started off with me meeting Jack and Lanny at Jamie's office at 8 am. We immediately headed out to look at properties in Statesville, Hickory, and Charlotte. We had selected eight properties to look. Six REO's and two short sales would probably have us finished up by three or four pm.
It took almost two hours for us to reach our first property due to the rain and backed up traffic. Jennifer was blowing up my cell phone checking on our status but you could tell she was extremely excited to show us the first property. We finally arrived and we were jacked up at how the property's curb appeal was ready to go. After walking through the property, we were excited to call the property on David street a home run. We told Jennifer to lock the property down and we would get money to escrow either by the end of the day or the next morning.
We then headed out to look at another property that we were in and out in less than five minutes as it was a heavy rehab and needed a ton of work instead of just cosmetic work. We arrived at the third property on Richard street. It was a decent property that neeed just a little bit of work (carpet and some touch up paint) but could easily fit into all five of Jack's exit strategies. We told Jennifer to get that property under contract as soon as possible as well.
We looked at a couple more properties that needed some more work. The next real deal for Jack was the Quarterbridge condos in Charlotte. This property was move in ready and put together with a lot of nice upgrades and could be picked up for less than 50% of current market value. Jennifer informed us that there were two others that might be available as well. Jack came up with the idea of wholesaling the first two properties and holding onto the condos for long term cash flow.
Jennifer had to take off to get the contracts together for Jack on the properties, so we said fairwell and thanked her for her time. The three of us guys grabbed lunch and headed back to Taylorsville. We stopped at one property on the way back but chose to not explore that property after it was extremely difficult to find.
After getting back to Jamie's office, we discussed the deals with Jamie and then discussed actions and items for Jack to work on to complete the deal. After doing that, I sat down with Jack and created a marketing plan along with an action item list for him to work on throughout the month. Jack and I discussed some other items and questions that he had and Jamie piped in that she would be glad to help assist him with any questions or contracts that he might need.
After answering his questions, we did a Day Four wrap up video along with having him complete the mentoring evaluation. All in all, Jack had six deals that would net him at least $20-25k in wholesale fees at the least amount along with over $600,000 raised in private funds. One short sale and the five REO's that we looked at on the final day would be a great start to Jack's real estate investment career. We called it a week and I headed out on the road!
