In the wake of the 9/11 tragedy Loans4Heroes gave over 7.2 million dollars in combined cash grants to essential service providers in the form of a self funded grant program to help our community heroes purchase a home since the programs inception in January 2003. Loans4Heroes left the market in August 2007 when the credit system collapsed, and new home mortgage became next to impossible to fund. Loans4heroes founder Colin F. On September 11th 2009 Loans4heros will launch their new pilot program ZERO4Heroes mortgage loan program, we have begun the process of accepting new loan applications to pre-qualify hero buyers for new home purchases for September and beyond. Though we are unsure how long Loans4heroes will be offering this special program, the program will provide FHA and Conventional finance options to all qualified applicants, and removing ALL Broker Fees, origination fees, processing fees, and miscellaneous junk fees, for all loan applications originated on or after September 1st 2009.

The ZERO4HEROES loan option offers California heroes an opportunity to buy a new home without all of the excessive fees changed by many banks and mortgage brokers alike. In order to qualify for our new 911 Zero4Heroes Program, all applicants must meat the program guidelines, some of which are mentioned here.

Qualified buyers are:

1. Members of the approved list of essential service providers. Police, fire and rescue, educators, medical professionals, military (active or retired), homeland security personnel, and other related fields.

2. Minimum FICO score of 620 or No Credit score at all.

3. Ability to document income and assets.

4. Minimum down payment of 3.5%.

5. Two year steady employment history, with income either increasing or the same.

6. Bankruptcy’s must be discharged a minimum of two years, with reestablished unblemished credit history.

7. Foreclosure's must be at least three years old, and perfect reestablished credit.

8. Required to use a loans4heroes approved lenders and approved real estate agent.
