In addition to properties in the higher price range, you want properties in good condition which need very little or no work. I prefer no work. Many times I've asked the seller to do a little bit of work that needs to be done before I buy the house.

You want properties located in quality residential areas with no adverse surroundings to hamper the sale.

There are so many good deals available, there is no reason to work with projects. You want houses without any hurdles to overcome. I want this to be an easy business for you. You don't want to have to solve problenms that are too hard to solve. If they're not easy to solve, you don't want to do it. I like doing things easy; I like shooting fish in a barrel. If it's too hard, I'd rather not do it because it takes away from my income producing energy.

A house can be vacant,or occupied if the seller intends to move shortly. Obviously, you can't sell a house if the seller's still in it and intends to stay in it. So, if the seller doesn't want to move, I don't want the deal. I prefer it to be vacant when I'm looking at it.

As opposed to wholesaling, where I prefer an institutional owner, in this business. I want a house owned by the current or previous occupant. You're not going to create seller financing with institutionally owned properties so stay away from anything not owned by individuals currenlty or recently occupying it.
