The Current Situation in Property

Now is a momentus time in property investment history.  We have not seen these kind of prices since over 5 years ago.

The current situation is that property prices are at their lowest and stillnobody wants to buy. At this point all the not so nice areas drop to near zero.

It is possible to put in silly offers and have them accepted.  At these prices the rent from a property will pay for itself and all the expenses and still leave you with a nice little sum after that.  The next 5 years will see consistent property price growth, slow to begin with.  This is because demand for property is still there and is currently being kept artifially low.

All one needs to do is come up with the deposit to buy the property (all borrowed of course), and rent it to a stable tenant, break even or better immediately and watch your investment appreciate in the medium term.

The deals are out there right now. With a bit of clever financing you can build a property portfolio that bring in a surplus of cash every month and will make you a truly financially independent in the medium term.

You can buy properties at one times average salary in certain areas. Banks are shell-shocked and do not want to lend to heavily because they haven't got much money to lend.



Everybody's Looking but Nobody's Buying!

This means that only the people with:

1.A credit line.

2. Cash

Are buying because prices are too good. These are the only people who can buy or first time buyers with a very large deposit. They seem to be quite small in proportion and that means that you don't have a lot of competition.

The property websites talk about increased activity on their sites, which is true but no one is buying because they can’t; they're just looking. Enquiries are up but not sales.

So this is an excellent time to buy at the right price, if you can!
