Finding the right property has a lot to do with finding the right property manager or esate agent. If you find the property of your dreams but end up working through an agent or property manager that is not willing to negotiate a deal that works best for you, then you are probably going to end up with property related issues thoughout the duration of your lease!

I have found this out the hard way in the passed and it is the very reason why I am delighted with my current estate agency and their property management team. Questions you should be asking your property manager:

• Will you be advertising the property
• Will they perform the correct credit checks and confirm income for prospective tenants
• Will there be a legal lease drawn up that protects you as a property owner
• How will they deal with leases not paid
• Will they take on the maintenance of the property?
• Is there a plan in place if the tenants destroy the property?
• Will they ensure that the tenants are kept happy?

These may seem like trivial things to ask your property manager but very often people get caught out by having to pay for advertising etc of their  property, even though they have a property manager. Make sure that you are getting the best service that your money can afford.

My boyfriend and I have been shopping around for a property to rent for the past few weeks and have found lanlords to be quite discriminatory.
