Are you tired of making two mortgage payments?  Are you tired of calling your agent for a status when you already know the answer?  Let's be real!!  When your agent has a credible offer, they WILL call you.

Consider this...  I'm moving from New Hampshire to Seattle and my house is going to be empty for months due to the current housing market.  After a few months of high expectations, the home is still empty.  On top of that, I'm making random trips in order to check on the home and make sure nothing has gone wrong.  I'm also getting tired of pulling out empty pockets.  Is there anything that I can do to help my situation?

Rent your home!  I know this sounds scary to many people, but this doesn't have to be a terrible scenario.  You can advertise with your agent to rent your home or you can advertise yourself.  I rented via Craigslist and had a list of potential tenants waiting to rent my place.  You still need to screen your applicants carefully, but remember, there are several thousand responsible people in your area that have had the misfortune of losing their home and truly need a place to stay.

Keep in mind that this is NOT an investment property.  Think of it as a way to keep some of your money for you and/or your own family instead of giving it all to the banks.  You won't likely recoup 100% of your monthly expenses, but you could reasonably expect 50-70% of it to come back to you.  AND, you've now opened up another potential segment of buyers.  Some people are only renting while they rebuild their credit.  Your new tenant could decide that they want to buy your home.  You could end up with a long-term rent-to-own agreement which grants you a nice down payment from the buyer as well as a home that sells at a price that you're comfortable with. 

Ask your accountant about potential tax deductions when renting out your home.
