Renting An Apartment In New York City: Look Before You Leap

They say New York is the city that never sleeps. When it comes to the fast paced real estate market, that certainly seems to be true. Every day there are large numbers of people looking for apartments. So when you find one you like, you may be tempted to snap it up right away. If you make a few careful considerations and preparations early in the game, when you find that perfect apartment, you can snap it up without worrying that you have made a hasty decision you will come to regret.

Here are some of the things you need to keep in mind before you sign that lease.

1. Know your budget. A general rule of thumb is that your cost for housing should be about one-third of your monthly income, and no more. Make sure you consider all of the routine expenses you have—including credit card debt and recurring monthly expenses—when determining exactly how much you can afford to spend. Do not be tempted to go over the budget amount you have set. To do so will only bring you grief. In fact, it is best not to even look at apartments out of your price range.

2. Know your neighborhood. You will not enjoy your apartment if you are never in it because you have a too lengthy commute. You know best how much of a commute you are willing to deem acceptable. Remember that a commute is better measured in time than miles and that can vary depending on the timing of your commute. Is the neighborhood you are looking at convenient to your place of employment? Is public transportation easily available? Are other things that are essential to you readily available in your chosen neighborhood?

3. Know what is included. Some rents include utilities, building maintenance fees, etc. When you are given a rental price, find out what you will be required to pay for in addition to rent and see how that fits into your budget.

4. Know if the building is child-friendly. If you have children, you will want to consider what kinds of amenities are offered for children. For example, does the building have a playground? Does the apartment have sufficient sound-proofing so that children can play in a relatively carefree way? Are there playgrounds and schools in the local community? Consider your child's commute to school as well as your commute to work.

A quality online apartment search site can help you with all of these questions. They have budget calculators, neighborhood information, etc. A quality online apartment search site will not only help you determine the answers to these questions, it will then allow you to input the necessary criteria to narrow your search to apartments which meet your criteria.

Choosing an online apartment search site is actually making a purchase: you are buying a service. You want to make sure that you are paying the right price, and that you are getting the best value for your money. There are scam sites out there, so choose your search site with as much care as you will use in choosing your apartment. You will be happy you did.
