Cabo Home buyers from the US and elsewhere can live out their dreams here. I know non-Mexicans that have opened B&B’s, restaurants, golf, fishing tackle shops, art galleries, magazines, charter fishing operations, coffee bars, web design services and even a gentleman’s club right here in the land that invented the cantina.
Best of all - luxury waterfront or ocean view homes go for a song compared to similar properties in Southern California. And yes, you can own property in Mexico - just ask me how.
Los Cabos real estate despite the economic crisis up north of the border remains solid with reo's or bank owned properties unheard of. Property will remain a good investment as there will be an ever increasing demand for the limited supply of ocean view and waterfront properties as Baby Boomers continue to retire. Here’s a brief survey of the popular areas for retirees to live in, and enjoy the 2nd half of their lives.
Pedregal is Cabo’s original luxury home development located in the landmark mountains above Lands End. Here homes start around $500,000 and range up to 15 million dollars or more. Lots begin as low as $100,000 (without a view); view lots begin around $200,000 rising to a stratospheric 5 million dollars for the ultimate lot in Baja. This lot on top of a mountain has a 360 degree view of Cabo, the Sea of Cortez, and Pacific Ocean, and on a clear day – China. I’ve never seen all the way to China, but I think I saw Hawaii once….
Outside downtown Cabo heading along the 4-lane Transpeninsula highway toward San Jose del Cabo to the east, one drives through the Tourist Corridor. The TC is 19 miles of golf resorts, luxury boutique hotels and private gated communities. Hotel rooms will range from $300 per night up to $12,000 per night for a villa at the One & Only Palmilla Resort.
Sea of Cortez view building lots start around $150,000 and range up to 10 million for a waterfront lot in a golf resort. Condos and townhomes abound from the low $200’s up to waterfront homes in the millions. The TC is quiet, exclusive and studded with semi-private beaches and coves where you can while-away-the-day undisturbed with a book under a beach umbrella.
Coci Homes Terrazas Las Fuentes is a small gated community of 11 homes featuring Land's End, Cabo and Sea of Cortez views (see photos) near Cabo's end of the Tourist Corridor. The $549,000, 4,000+ square foot houses come loaded with luxury amenities - and easily compare with 1.5 to 2 million dollar homes on nearby golf courses. So you drive 5 - 10 minutes to the country club. You save over a million dollars by doing so. There are several other gated communities in the area - but you'll find that this one offers the best value, view, and highest quality at the lowest cost.
San Jose del Cabo at the far east end of the Tourist Corridor is more conservative than Cabo. It presents a quieter downtown, more galleries, some fine restaurants and a picturesque historic district and cathedral plaza. Horses and cows from the nearby estuary often amble about the town late at night munching on folks gardens, so be careful that you don’t bump into a Toro in the dark. San Jose has many condos, townhomes and houses for sale ranging from $150k for a distant ocean view one bedroom condo, to over two million dollars for a golf course home or sizable ocean view home.
Two miles east of downtown San Jose is the new Puerto Los Cabos marina, golf and luxury home development undergoing completion of construction. The marina is now open and is the largest yacht harbor in Mexico with slips for around 500 boats. Hotels are planned, a 200 unit retail Mexican plaza, trolley train, and more excitement in the works. Here are golf, marina view, waterfront lots, and new homes running up to several million dollars. A retail business catering to tourists visiting the marina and adjacent beaches would be a good bet to invest in here.
Beyond Puerto Los Cabos, almost all of the East Cape is off-the-grid meaning going solar, trucking in water and waiting for civilization to catch-up. Folks here have been living this way for years. Some in fine architect designed homes costing upwards of 5 million dollars. Here you’ll find numerous coves and beaches without a soul around where the only footprints in the sand will be yours. Cabo Pulmo is here – a world-class divers destination – it’s the largest coral reef in the western hemisphere.
On the East Cape, you’ll be able to live in peace and serenity forever – until they pave it’s coastal road that runs for 50 miles from San Jose del Cabo to La Ribera further north halfway to La Paz. Several years ago, amidst a lot of political fanfare, a groundbreaking was held with the governor cutting a giant ribbon inaugurating the construction of the East Cape road. They must have misplaced the bulldozer, or the money… Nothing has been accomplished since. Ocean view lots can be had for around $100,000 with beach access homes beginning somewhat under $500,000 and going up from there.
