Seal Coat A Parking Lot

The moment asphalt is laid it begins to deteriorate. Professional Asphalt Maintenance can more than double the life of existing asphalt through proper Crack Filling and Sealing. With the skyrocketing costs of asphalt raw materials, the need to maintain one's Driveway and Parking Lot has grown.

Seal-coating shields asphalt paving from the sun's ultraviolet rays, which can deteriorate the binder and expose the aggregate. Seal-coating also prevents water and ice from getting into and under the paving and causing it to crumble. The more solids (asphalt, coal tar, polymers, etc.) in the formula, the better the sealer quality and the more expensive it will be. You'll get what you pay for, and you get more solids in better sealers.

Most driveways and lots do not need filled sealer until they have begun to develop fine cracks. According to sealer manufacturers and engineers at the Asphalt Institute. This generally happens after several years. Let new asphalt cure for about a year before sealing, and then use just a plain sealer. Beware of consumer-grade driveway sealers, most are water-based emulsions containing water, clay fillers, latex, polymers, additives and coal tar. Some so-called "asphalt" emulsions also contain some coal tar.These are usually just a thin coal tar or asphalt-based, paint-like coating.

1st Step-Clean And Crack Seal

It's important to fill cracks and seal expansion joints between asphalt and other surfaces, such as concrete aprons or curbs, to keep water out and prevent erosion of the paving base. Filled seal-coating materials will handle cracks up to 1/8 in. wide. Hot-applied crack sealer are best for filling cracks from 1/8 to 3/4 in. wide. The crack sealer we use at Tri-County is a hot-applied, polymer-based material. Using a hot sealer is far superior to a cold-pour sealer. Cold-pour sealers, although marginally less expensive, do not adhere as well.

The crack is first cleaned using a wire brush and air to blow out dust and debris with a high-pressure stream of air. Then, the crack sealer is either injected into the crack with a pressurized wand or poured in at a temperature of roughly 300 degrees Fahrenheit. This extreme heat causes the sides of the asphalt in the crack to melt and form a much stronger bond with the crack sealer upon cooling. Also, because of its high melting point, it will not track or pick up with traffic. Due to its high elasticity, hot crack sealer has the ability to expand and contract with the pavement in temperature changes.

Your Part In A Great Finish

Stay off the newly seal coated driveway or lot for at least 24 hours, and preferably 48 hours, to allow it to dry before driving on it. As they are susceptible to power steering marks, which are tire tread marks that occur from rotating the tires on the driveway or lot. Block off your driveway to keep others from driving on it. Also stop foot traffic, this can lead to it being tracked indoors and sealer can permanently stain even vinyl flooring.

We choose a weather window that gave us temperatures above 50 degrees, no rain in sight and no or low wind. Should winds pick up you'll find that we will squeegee, rather than spray the seal-coat to avoid over-spray on nearby buildings and vehicles. (see video) We ask that you turn off any sprinklers and redirect or block any drainage to avoid damage to the new finish. In commercial buildings schedule delivery, landscape and fire sprinkler people after 48 hours.

2. Aren't all Sealcoat Products the same?

No! While many manufacturers produce "sealcoat", the process, standards and compounds used in the making of sealcoat vary greatly. You can buy "sealcoat" at the home improvement store, but it won't last as long. That's only part of the story, do you really want to carry all those heavy pails home, spill it on your clothes and then try and make it look nice with a $10 squeegee? Or would you rather have a professional come and assess your driveway, make the necessary and proper crack repairs and seal it with State-of-the-Art equipment and standardized procedures?

3.How long will it last?

A new driveway sealed within 6 months to a year from installation, you could probably get 2 to 3 years of protection from your first application. If the driveway is 10 years old and was never sealed, you might only get 1 year from the first application, but 2 to 3 years from subsequent sealcoat applications. Additionally, variables such as water runoff, excess traffic and severe temperature will play a role in the life of your sealcoat.

4. I've just installed a new driveway, should I have it sealed right away?

No. New pavement must lose some of its light oils and cure before you can properly sealcoat. 6 months to one year is generally enough time to cure the asphalt to accept sealcoat. But don't wait too long! Newly installed, unsealed asphalt can absorb oil, gas and other chemicals or be damaged by weather before it's treated. So don't wait over a year at most.

5.I've got a cheaper quote from another company, why are you more?

Not all sealcoat is created equally and certainly not all sealcoat companies are created equally. We are serious about the products, our service and our reputation in the community, as well as your satisfaction. If price is your only determining factor, Tri-County may not be for you. We spend more time cleaning and preparing the asphalt surface and cracks for sealing than the competition. And Paul is fussy, so we're fussy. With Tri-County you really get what you pay for.
