A divorce lien is is a promise to repay money that is owed through a divorce. That promise is secured by a mortgage. The divorce lien is usually paid back over time in monthly or quarterly payments. Sometimes the lien is paid in one lump sum at the end of the term of the mortgage.

So you want to Sell a Divorce Lien -- How does that work?

You can easily sell a divorce lien. All you need is to have all the appropriate documents and information. It is just like selling a seller carryback or other private mortgage.

You will need to have or know the following:

  • The original note,
  • Current value of the house
  • Is there a first mortgage? How much is owed?

  • Is the divorce final?
  • Do you owe on child support or alimony?

If you start with this info you should be able to get a quote on the current value of the lien.

Inflation causes money today to be worth more than money ion the future. So if you are expecting 1 dollar in 3 years, then today it may only be worth 50 cents.

  • How long is the term of the note?
  • Are payments being made during the term of the note or is there just a lump sum payment at the end?
  • How much is the interest rate?
