When we start selling our house its normal that a series of issues must be resolved and optimize, to increase the asking price, and decrease time of the house in market.

First of all you will need to consider some tips, and adapt them to your case, with this you could have some competitive advantage in market.

Sell your house by your own, this could save you a good money but have in mind that you will need time to do it, put it in a large amount of classified there are lots you can announce like craiglist, yahoo, zillow, trulia, or homes. Grabb the power of the internet and rent a wide-angle lens and take good pictures on a sunny day, or even hiring a professional for doing it, a good picture in the web will be a great invitation for buying or visit your home, then you can put your house on ebay, make a video for you-tube, making a hubpage, paying a review in a good housing niche blog, there are so many ways your simply need to give it a try. In US there are private organizations that offer assistance for self sellers, but again if you don’t have time or patience to wait you should hire a real state agent to handle the business.

If you have the chance to choose, and this is always difficult to choose, try to sell your home in spring, this sunny season with flowers around your house, can provide a great invitation card to possible buyers visit and boost your selling.

Try to sell it when interest rates are low, this is another difficult task to handle, but can really be a decisive factor.

Make improvements that can provide you an advantage, make it looks the best, like giving a fresh paint, cut the grass and trim the bushes, make your house more attractive and saleable.

Keep the house like new, a house full of junk or clutter will distract the buyer from what is really important and will make it look smaller, don’t forget they are not there to see your house, they want to see her future house, get rid also of all the odor and keep it all wiped.

In the visit of your house give the possible buyers the ability to explore and appreciate, give them a time alone for searching whatever they want.

Create before putting it the market a sales strategy based on answering the question, what price should I ask? What’s the lower price I can accept? It will help you to be prepared when a new situation happens. One common big mistake is to ask a higher value for your property, get the average value in the market for your house in home values.

When time is running out you will be pushed to knock down the price over and over, to sell it fast and passing the idea that you are desperate to sell, but a possible buyer that sees the house a long time in the market and with progressive decreasing asking price, will be more reluctant to visit your house thinking that a bunch of people already do it and it was not worth it, so consider covering some buyers closing costs, like home inspection costs, or appraisal costs, or making an extra arrangement to your house. Selling your house in the first 4 to 6 weeks will give confidence and you probably will sell it for the initial asking price, after that the pressure will climb up and your will fill tented to drop the price or giving an extra incentive, don’t drop more than 10% from the average price in your neighbor. Don’t fall apart if you don’t get a bid in the first 2 or 3 visits, on average it takes 8 visits to make someone make a bid, so don’t worry you are probably doing it right.

Another big mistake is to don’t take the first bid, when you get a first bid in the first days, your confidence will rise up, and you will think that this is not a great deal for you, but in most cases the second bid takes too long or doesn’t appear so if the lucky ticket knock your door simply grab it, and don’t look back.

You can do a heavy advertising campaign that will promote your property quickly but it can easily became very expensive, and the profit you are expecting from your house selling, will be redirect to your ads campaigns.

In the end if nothing works for you consider to rent your house, reducing your losses or renting it for 6 months with buying option, or try to give that work to professional like real state agents.

You've listed some good tips here. I agree that it would take some time and effort to get your ad listed online, and to upload a video tour of your house. The house staging side should also not be neglected, as many people tend to decide whether to walk into your house based on the view that greets them while they drive to or past your house. First impressions last. I'm into property auctions, which is why I found you hub on houses.
