Another thing: It is completely up to you where and when you want to advertise. You can focus on your house, unlike the agent who focuses on many different houses. Remember, you have much more interest in your house that an agent.
But, let's not forget the cons of the situation, the disadvantages. It's true, real estate agents are paid a lot of money but it's for good reason. Just think of what they deal with. Selling a home takes a lot of energy and time. They have to deal with potential buyers, open houses (not just yours), closing sales, and of course, the biggie: legal issues. Can you come back with a counteroffer of your own? Let's face it, some people are just not good at this.
Are you 100% sure that you can close a deal? You see, selling a home is not as easy as it seems to be. It's a very big project and it's not for everyone. Can you maintain a professional appearance and stay calm in dealing with buyers? How about if they get rude and tell you that your house is not worth the money that you want?
As you can see, selling your home is not impossible, but it's a challenge. Now, if you're up to challenges and like this sort of thing, then go for it. With some know-how and some guts and energy, you can sell your house without an agent and save literally thousands of dollars.
