Selling something is not about putting it up on the classifieds and quoting a price. It is about actually wanting to interest someone into buying it so that they don’t acquire it because they got it at a bargain, but because they were actually interested in the property. Once you have a good pitch, you can even command a higher price and sell your house for an amount that might be more than what was originally estimated. It is all about selling the idea of living in the space rather than just pushing the keys into the hands of the first interested customer.

Firstly, you need to know the right ways to go about the staging process. Don’t put up a for sale sign without ensuring that the staging is done properly. Check the lighting of the house. Ensure that the lighting is up to standard and that there are no dark areas that might concern you. It is important to ensure that your house is lit adequately as a poorly lit house has been known to sell for much lesser than its actual worth. Clean the fabrics and upholstery with a strong soap or detergent and ensure that they are taken care of.

Next, clean out all cabinets and polish their surfaces. A simple polish will make the wood look a lot younger and increase the value of your house. It might seem like a rather simple thing to do, but if the wood in your house looks younger and polished, it is guaranteed to command higher price. In fact, even consider cleaning counter tops and your tables, regardless of whether you are including it in the house or not. Many people will be impressed and offer a higher price by just looking at the polished and reflective surfaces.

Finally, ensure that your home looks the same for everyone who might come in. Also, show your house during the day when there is adequate light and the customer will be in a mood to see the house in more detail. Houses that appear well maintained sell for a higher price than one that looks rickety and old, even if it is not so.
