Unless you have cash to buy your new home with, then you will not need to get a pre-approval. Some people will not work with you without a pre-approval. However, it only makes sense to have an approval first rather than get excited about finding a very nice home only to find out that you cannot qualify. Qualify first, then there are no let downs. Qualifying means you should have a good credit score on the top three credit lists; Experian, Equifax, and Trans Union. You must also have been working in the same field of work for the past two years and show that you have a steady income. Some banks will approve you to buy a home if you have bad credit scores but a good chunk of money to put down on the home you want.
Once you are approved financially, you might want to find a realtor to help you with your purchase. Most realtors will not work with you until you have been approved prior to seeing the inside of a home. The benefit of a realtor is that he or she can be your tour guide. They can find the homes to your specifications and they can work with the home seller to find a time that is right for you to get inside to view the property. No one has to work with a realtor and you do not have to also. It is entirely up to you. The only disadvantage to working with a realtor is that they will charge around 5% of the sale of the home. This is usually several thousand dollars.
Knowing what you want prior to purchasing a home is extremely important also. This means that you should know the area you are interested in. If you are moving to an unfamiliar town, then you should have a good idea if you would like to move into a family neighborhood, the college side of town, historical district, and more. Having a good idea of these things will give you a good idea of the price range you are looking at and what type of home you can afford.
Other things that you need to consider when you are purchasing a new home include determining your physical requirements of the house. Do you want a home that is a ranch or two levels? Do you have children or are you planning on having children and need two or three bedrooms? These things must be considered. You also want to think about square footage of a home. If the home doesn’t have substantial square footage and you have a large family, you will all be living on top of each other and crowded. However, you might find a home that is not in a flood zone and you are allowed to build onto it. All of these things should be considered when you are considering purchasing a new home.
Once you find the home that you are looking for, you must be sure that the price is right. You might think it is your dream home, but if the home is overpriced you should not buy the home. Good ways to verify if you are getting a good price on your home is by checking the homes that have sold in the past six months in the surrounding neighborhoods. Of course, you will have to check homes that are comparable in size, number of bedrooms, and price. If homes are in worse neighborhoods, much higher prices, and the same size, then chances are good you are getting a good deal. If you find homes that are larger and nicer than the home that you are interested in buying and they are going substantially less than what you have found, and then you might consider negotiating the price to lower levels that match other homes in the neighborhood.

The primary reason you do not want to buy a home if it is priced significantly higher than other homes in the area that are compatible is because if you ever need to pull equity out in the home you will not be able to. This is because the appraisal will say that your home is worth less money. You will not be able to get a loan on your home if there is no equity in the home. In addition, if you find yourself wanting to sell the home at a later date, you might owe more money on the home then you will be able to sell the house for. You might have to drop the price of the home to match the other homes in the neighborhood. This can be financially devastating to you. You should not purchase a home without making a sound financial decision.
When you purchase a home or you are looking into purchasing a home, then you might want to see if there are any incentives being offered if you do buy the home. If you are absolutely in love with the house and you don’t care, then so be it. However, if there is a home right down the street that offers a pool or a cash incentive if you purchase the home, then you might want to reconsider which house you are going to buy. Some people will offer to pay for the realtor fees and all closing costs. This can help you get into your new home for as little money as possible and it is an excellent benefit.
When you decide on purchasing a new home you should be sure to get qualified first. You should have a good idea of the type of home you are looking for, the area, and everything else prior to your search. Don’t make a hasty decision either. Shop around and be sure you are getting the best deal possible.
