Don't despair!

 The time has come to determine the right way to go about selling your property as a short sale.  Unfortunately there is a lot of mis-information about the process that has been spread about by real estate agents and other professionals who are not properly trained in this unusual market. 

There are several factors that are necessary. 

1.  Paperwork.  Crucial to the process are the financials and hardship letter.  There may also be certain forms that are required by the lender or lenders.

2.  Willingness on the part of the owner.  This comes from fully understanding the process.

3.  Hiring a knowledgable Realtor.

4.  Retaining a Mitigator that has experience and will get the job done.  The mitigator should not charge the owner.  He will be paid by the lender or the buyer.

5.  Patience.  This is necessary though with the proper people on board the whole process will be quicker than ever.

6.  Consult an attorney and your CPA.
