You finally had enough! When the looks of your home becomes too unbearable, it makes it a lot harder to return home after a long day of work... It's time to find a new location to live! Unfortunately, the house that looks good outside and is within budget will need to be updated... This house needs to sell! The resale value of the house is not what you were thinking or can be improved yet you need to put a little more into it to boost the value...

While the real estate market is finicky these days, it doesn't have to be an expensive task to make improvements on your property. It's true that remodeling can be expensive. For instance, building an additional bathroom may cost you around $30,000. Adding a sunroom can cost you a whopping $50,000 or more. Or consider even a master bedroom suite can cost as much as $100,000 and more.

On the flip side of the coin, there're some ways to remodel a home cheaper. For instance, replacing the windows to a home. Other ways are redoing kitchen cabinets and appliances, or simply repainting. Adding a deck can increase the bottom line for a home. Planting a garden will spruce up the outside and beautify the property from the curb. No matter what improvements you choose, the overall aspect is creating something out of what it presently is.

So whether you're improving the looks of your home or try to sell the home, the number one option is to remodel it so that the value of the house is raised. While not necessarily a cheap option, there're ways where you can boost the value without breaking the bank. It doesn't even require a professional or someone who has experience doing the remodeling. The number one key to building value in the home is to copy what others are doing to their property. Since the reason why you're in the process of boosting the value is because of financial means, why not save a little money. Here are several ways where a house value can rise once the task is completed.

  • Building, refurbishing, or expanding a deck. Perhaps the most affordable way to increasing value, it also gives your backyard a different look. With weatherproof composite materials, this option isn't a bad start. Instead of going with a traditional redwood decking, this proves to be a better fit. Now you don't have to mess with sticky coats of sealant. Even though this material is a little pricier than wood, cutting back on the square footage will help keep the cost low. Expect to spend on a high note of around $14,000 for a 16-by-20 finished deck. If you cut back to around 6 by 8 feet, then you should be able to keep the cost down below $10,000. This should be more than enough for barbequing or just simply lounging.
  • Basic remodel of bathroom. Doing a complete redo on a bathroom can cost upwards to $30,000 however, just doing simple makeovers can be less expensive. This is especially useful when you have two or more bathrooms in the home. For instance, the toilet can be replaced with a low-flow model. Adding tiles to the floor will give it eye appeal and more safety. Most tiles will cost around $5 a square feet for the more expensive varieties. Definitely replacing the wall and faucet fixtures and repainting it in a neutral color such as beige can add more value in your home.
  • Landscaping. One of the most underrated ways to improving the value of a home is working on the outside surrounding the home. This is an excellent way to boost the curb appeal when other people are searching around to find a home to live in. Landscaping is more than just cutting the grass and trimming the hedges. You can add other items to create a masterpiece. Reseeding the grass, creating borders around trees, laying down bark, stones, or mulch around bare spots can give the lawn a more consistent look. Planting new shrubbery around the house can fill empty spaces between the windows and the ground. A garden can do wonders to any yard. The bonus when covering up areas where they are bare is that it's less grass to mow when it's time to cut the grass.
  • Installing new windows. Simply replacing the windows of the home can subtly change the whole outlook of a home. Vinyl models have been on the rise in recent years and the prices have been falling. Mainly presented in basic colors such as white, black, and beige, these windows are more efficient than older models. If your home has windows that are framed in aluminum, have them replaced. Aluminum frames doesn't have good insulation and can rob you of valuable cool or hot air. The best part about replacing the windows is that you can take advantage of the $500 federal tax credit the government is willing to give to you if you install Energy Star rated models in 2007. This credit can help lower the full cost of replacing all the windows.
  • Remodel the kitchen. This is another area where it can cost you loads of money to improve the look. However, there are many options you can do to boost the value. Replacing the countertop for a Formica model can run around $1,500. Installing new cabinets will cost you around $7,000 and up to do. But you can cut the cost further by resurfacing the existing cabinets. By leaving the shelves in place yet laminating the exposed surfaces and replacing the doors, you can save as much as a third in the total cost. Or consider replacing the appliances. New high efficiency appliances will not only improve the home value but can also help reduce the costs of electric bills. This helps when marketing your home for sale.
  • Painting. This is by far the cheapest route you can do for the buck. If your home doesn't have vinyl siding, then simply repainting the outside and in can really boost the visual look. For instance, covering up hand stains with fresh paint will give any room newness. Painting wall baseboards with varnish or paint can give a room a complete look. Redo the trim around doors with a fresh coat of white paint. The list can go on. However, be careful to pick basic colors. A wall with exotic flavor may look good to you but look hideous to a potential buyer.

Sprucing up a home doesn't have to be on the same scale as the extreme makeover shows they show on television. These shows try to show everything that can be done. It's best if you have a basic idea of what the other houses may have and try to copy it. This way, you won't spend too much on an item that won't do anything to increase the house value. Remember, a house is as valuable as the surrounding houses. You can consult the web at a number of sites that give further tips on increasing the value of a home. A quick search on a search engine will pull up these results. Then the only thing left to do is to figure out which improvements your home needs.

Thank you for the advice. I have a couple projects to work on the house and we just fenished a bathroom that almost cost the entire budget we had saved. We are going to work now in the kitchen and your ideas surly are going to be of great help in it and the other bathroom.
