According to National Association of REALTORS less than 15 % of all real estate transaction transpire with a REALTOR and I believe I have those numbers extremely high please feel free to verify those facts at NAR's website.
When I market your home I am putting it on every Real Estate Firm that is a member of the IDX/ MLS system in your area and also all the Nationwide Firms that carry a company website, ie. REALTOR.Com or Century21.com. Now your home is exposed to everyone, the buyer and the REALTOR that is representing the buyer. Many times alot of the reviews of the home on the FSBO website are from REALTOR's trying to contact you to get the listing contract for your home or searching for a specfic type of home for a buyer they have not been able to satisfy. Keyword being after they have exausted all other avenues of selling their client then they will search for homes not listed with the REALTOR systems. Checking into the marketing plan of a REALTOR is important because not everyone does the same by their clients. The Marketing plan that I support advertises your home on hundreds of websites for every clients regardless of which firm they will be buying through. Marketing your home in a known Soft Market is extremely tough and the competition is strong. People are known to have to purhcase what they need not so much as what they want to have in their home.
