*Please be aware that in order for me to help you, you also need to be willing and able to provide financial documents IF my buyer(s) request them. The following items MAY be requested (and their availability will certainly expedite the process):
Any homeowner repair receipts; insurance policies and riders; existing loan documentation; second mortgages; copies of Deeds; surveys/architectural plans; any leases; service contracts to be taken over by a buyer; appraisal copies; utility bills; property taxes and bank statements showing mortgage payments.
**Please also note that prior to my making an offer on your property, I will need permission to access the premises with a contractor in order for them to provide us a complete estimate of any necessary repairs. Then I will be able to make a fair offer on behalf of my buyer(s).
***Lastly, if you do not have much equity in the home, and you have decided against all other financial choices (like declaring bankruptcy), you may want to request a Short Sale from your lender. A short sale involves the bank accepting quite a bit less than what is owed on the property.
