Looking at each of the important elements of a home in order will help the buyer to select a house that is just right for all of their living and entertaining needs. The amenities inside the home are very important to the value and impression of the house and a buyer should feel comfortable with every aspect of their home when looking at the options available.
What is curb appeal? Curb appeal is the first impression a potential buyer gets form a house. It is the exterior of the home and the landscaping around the outskirts of the property that make up the curb appeal of a house. Houses that are neatly groomed and have fresh cut grass and flowerbeds that are blooming in the front of the house display the best curb appeal. Curb appeal is an important first feature of any home as it is typically a reflection of the owner and how they care for their home. If the front and back yards are clean and neat the homes interior will most likely follow suit and be well maintained. The exterior curb appeal of any house will let the potential buyer know whether the house being offered for sale is worth a closer look. If the yard is unkempt and messy a buyer may pass right over the listing of the property without a second thought.
When looking at different floor plans and houses one of the most important considerations to examine is the total number of square feet a house is compiled of. It all comes down to square footage and what a builder is willing to do to make a house appealing with the size of rooms and their layout in relation to common areas of the house like the kitchen and family room. When considering certain properties that are listed for sale, some people look at the layout and make their decisions based on the total amount of square footage. A house with five or six bedrooms may sound very appealing to a couple with children but if those bedrooms are contained within a two thousand square foot house the amount of space allotted to each room may not be suitable for the buyer. The total number of square feet should be equitable to the number of bedrooms and bathrooms in the house as well as the living room, kitchen, den or office and other rooms in the house. If the proportions of the house fit the number of rooms then the house will make the short list for the final cut.
Garages come in many different sizes. Although two car garages are commonly available in most houses on the market there are some that offer a single car garage or even a carport in place of a garage. There are also house that make accommodations for a third car by having an additional garage or and RV parking pad included with the house. For some buyers the garage space and availability are equally important as the total square footage of the house.
The size of the lot that a house sits on is another of the things that people look for in a house. Too small and buyer may not want to put their children in the house because there is limited yard space to run around in, too big and yard becomes a landscaping nightmare
For the owner and that can detract from the aforementioned curb appeal of the property. The balance of land space to the property is entirely up to the individual to figure out what they want in a homes lot size, but typically people are willing to pay a little extra to have a well sized piece of land. In resale homes land is important and many people opt for larger pieces of property to host backyard barbecues and neighborhood parties for their friends. The back yard barbecue, the amount of paved patio area or a wooden deck are important considerations to look at fully when choosing the lot size of a house, but remember if children are a factor they will also want a play are of the yard and may want a clubhouse or swing set in their ideal house. There is also the option of a vegetable garden to think about as many families are turning to growing a few of their own produce items to ease the grocery bill and enjoy fresh home grown vegetables. Each of the different facets of usage should be carefully considered when looking at the overall property size that a house sits on.
When looking at upgrades and add on features it should be noted that not every option is available and buyers may have to compromise one feature for another that may be more important when selecting a house. Walk in closets, dual sinks in the master bathroom, separate tub and shower or jetted tubs are just a few of the options available for the master suite of a house, then there is the home theatre room, the gourmet kitchen and the office or den that have their own upgraded alliances and electronics to consider. Are any of these items necessary? Are they available in every home? Certainly they are not available for every home and every budget but a few of these additional features added to the mix of the curb appeal, the total number of square feet, the garage capacity and the lot size will aid the buyer in deciding the most important features a home can offer to them individually and help then to sort through the thousands of for sale real estate listings in their area.
