Mortgage Cycling has been a mathematical principal used to reduce the amount of mortgage interest paid by a homeowner. The concept of mortgage cycling can be documented through the history of mortgages in the form of books, seminars, audio cassettes, compact discs and DVD's. The practice of teaching this concept was simply for one to be able to save a portion of mortgage interest. A fee for coaching and training was usually associated with the company providing the information. Most will call mortgage cycling a type of mortgage accelerator.

How it works

To use the concept of mortgage cycling one must have a LOC or Line of Credit. The LOC must be able to function as the homeowners primary checking account. This means the line of credit must have the ability to write checks at a minimum. The LOC can be secured through any lending institution a homeowner wishes.

The homeowner will deposit all of their paychecks directly into the LOC and will then also pay all of their bills out of their LOC. By utilizing a LOC to do primary checking a homeowner cuts the standard banking instituion out of the mix. They are able to make the spread on their idle money 24 hours a day 7 days a week.

Current Options

While the concept of mortgage cycling in financially sound most homeowners lack the discipline and/or mathematical know how to execute the concept. Over the past few years a few company's have emerged with products that allow the basic homeowner with no financial knowledge and without a degree in mathematics or the understanding of how a mortgage calculator works to utilize the concepts and save substantial amounts of mortgage interest no matter what their current rate is.
