Avoid lead companies that recycle their leads or purchase them from 3rd party vendors and sell them to loan officers like yourself at a profit.
- Is there money back guarantee if the lead is found to be bad? Usually the lead seller will verify the lead before selling it t make sure it is not a fake or bogus lead. There should be a fair return policy in case the lead is found to be of no value.
- In case you are buying an internet mortgage lead, you need to be even more careful. There are some websites which sell something called 'Incentivized leads'. This means people were given incentives for filling out forms. As you may have suspected, most of these leads are of zero value.
- You may want to chose the company selling the leads who let you view the leads before hand. This is also known as cherry picking leads. In this case, you have the option of looking at all of the details of the lead before you make the purchase. I don’t think it gets any more fair than that. This way, at least you know what you are paying for.
It is always a good idea to talk to the customer service of the company from which you are buying the mortgage leads. Ask all the questions and try to get as much detail as possible about the background of the leads. If you are not satisfied with the answers, it is better to look somewhere else.
