What is the property market?

People talk of The Property Market and how it rises and falls by the said percentage revealed in yet another tabloid headline, which is backed up by some over generalised set of figures produced by yet another one of the country's biggest or most respected builder, estate agent or similar.
The property market you hear about is one of just averages. In truth there is no one real property market as to generalising something to that degree is ridiculous, just the same as saying 'the property market in the South East of England' is one market.
I am known for being able to read the property market and it is true that I made my first real money speculating on a market rise. But I have since gone on to not need to 'gamble' as to what the whole property market is going to do in order to make money.
I am asked by nearly every person I meet, most of the people I know, friends, family and even still by some of the people who work with me, what do I think is going to happen to the property market? This is what I say to them: -
What market are you talking about?
The market in England, Scotland, or Wales,
Or do you mean the one in Sussex, Surrey, Kent, Hampshire,
Or do you mean the one in Brighton, Worthing, Horsham, or Crawley
At this point they usually respond with the name of the town they live in say Worthing.
Then I say
Do you mean North, East, South or West,
They say West and I say
What Durrington, Goring, Tarring, or West Worthing
What property type 5,4,3 bed detached, 5,4,3,2 bed terraced, 3,2,1 bed flats
Or studios.
Now please understand that I haven't even started yet as there are differences in streets, next to or near to schools, ex-local authority you name it, it's different. For those of you that lost count, I have just mentioned a mere 34 different property markets, and 23 in Worthing alone.
Now that it has been explained surely you can see that it is ridiculous to try and describe the market as just 1 generic Property Market.
This leads on to say that it is ridiculous to say that the property market is going to fall by 20%. I think it is important for these so called experts (not by me I might add) to specify what market they believe is actually going to fall and how they have come to their conclusions, before they scare everybody.
Understand this I haven't said that the Property Market isn't going to fall by 20%, I am trying to make it clear that just because some intellectual lightweight tells some headline hungry journalist that the property market is just about to go into virtual freefall doesn't actually mean it's going to happen or even likely to happen.
Or more importantly that the market he/she is talking about and trying to make everyone believe that he/she is an expert on, even exists!
