I read this article in What Mortgage magazine recently. Having just lost out on over £5000, its certainly taught me a lesson!

"Buy-to-let landlords have sophisticated insurance requirements for which a typical household insurance policy is often unsuitable. The biggest irony is that some landlords are actually paying ridiculously high amounts of money for potentially unsuitable cover. Landlords need to carefully consider their insurance needs and ensure that they are properly protected. It is shocking that only 2/3's of landlords have specialist buildings insurance, with the other third presumably having a standard household policy or even more worryingly, no insurance at all.

"Also, adding to that, tenant arrears are increasing and landlords can easily cover themselves for rent arrears through a rent guarantee insurance product, which also includes the legal expenses etc... There appears to be a lack of awareness about the availability of these products and in the current environment landlords should be doing all they can to protect themselves.''

I lost out due to legal bills and believe me, its very hard to find a good insurer who is going to tell me exactly how it is in and who is NOT going to show me the 'small print' after I make the claim!

I spoke to a gentleman called 'Andrew' at a company called Property Insurance Direct (Based in Camberwell, London) and he gave me an instant quote. I wanted to discuss the policy in full so I was pleased to find out his company was only 20 mins from my house.

To conclude, I had fantastic outcome from Property Insurance Direct. They said they would give me a £10 Argos Voucher if they couldn't beat my current insurance cover, so I thought if I am going to waste 10 mins going through quote, then a £10 Argos voucher will make it all worth it. But they did beat my cover, saved me £350 so I was thrilled.

The £10 Argos voucher is there, but you need to ask them about it. Its always available, I think they have some sort of affiliation with Argos or something but they haven't really marketed the deal. Anyway, I got the voucher when I signed up with them as a thank you, so I didn't lose out at all!!
